Notarizing a Warranty Deed

In Florida two witnesses are required when executing a Deed but can the Notary Public be one of the witnesses?

I don't know what a warranty deed is - however - if it is a deed of conveyance than the answer is

yes, two witnesses, one can be the notary.

Nancy, I work in a Real Estate Brokerage in Central Florida. The answer is yes. The notary can be one of the two witnesses required on a warranty deed. We have a notary in office, and she witnesses deeds often. I just applied and am waiting on my notary seal. Hope this helps. Smiley
