Some advise please.......

There is a T/C I have worked with regularly for more than a year. I have always had a good relationship with them. Until recently, I had not run into any big issues. Lately, they schedule a closing with me and it always seems to cancel. If not, it is running so late that I have to push other appointments back (even if they have had sufficient time to get the docs prepared). With the ones that have canceled, they keep me hanging on all day...it's going...oh, well, maybe its not...yes, we'll have docs shortly...no, its canceled. In the meantime, I've turned down other opportunities and wasted my day. I'm a former employee and they were the first company to keep me busy when I started on my own. I hate to stop working with them, but when is it enough?

The way you're talking, this has become an everytime thing. If that's the case, I would quit working with them. I would explain to them why you don't want to do work for them anymore. It sounds like you're losing money by keeping them around.

This is how I handle this. (it pays to take notes about companies, so you can deal with them better in the future) When they call, first you ask them if they are SURE it is going to close and if they HAVE the paperwork NOW. If they hem and haw about it, then you say (6 pm closing) OK, I will do the closing only if the paperwork is to me by (5 PM). AND if the paperwork is printed by you AND is canceled before I get there, will you pay $.... for my time and paper/ink?? AND if you have turned down appointments to waiting for this company to perform, I would negotiate a fee for that also with them. I have had good luck with this also. They do not want to lose you as a notary. As far as taking notes.... how about the companies that expect you to fax 3 places and split packages and call two places and email all nite after a closing for the minimal fee.

Sounds like they have a new customer (lender) that has some flakey LO's. Check and see if all or most of their cancellations are from that lender, if so, don't do those closings.

If you were a former employee and had a year long relationship, why not sit down with them and simply ask them what's going on? Most problems I run into (in anything) is simply a failure to communicate. You may find out information that puts everything in perspective. At least you'll know, instead of worrying or imagining what the problem is - and it will at least allow you to set your schedule in a way that doesn't frustrate you or them.

Thank you for the input. I have talked with them about this...let them know they need to call me immediately if they know it isn't closing and not to schedule if not sure about it. Well, got the whole "we don't want to lose you" speech (which, by the way, made me feel kind of good) and we'll call you immediately if the status changes. So on Friday I agreed to do a closing for them. I usually pick the docs up at their office if it's on my way to the closing. That was the case for this one. They had the docs early and had it ready to go....but the l.o. screwed up and forgot the borrower's wanted escrow. They rescheduled for today, but something along the same lines happened. Cancelled again. In this case, it wasn't the title co's fault, but it is so darn aggrevating. I think they need to have a talk with the lo's that use them!
