1st and 2nd Mtg

OK, I'm stumped. I did a search (maybe using the wrong key words/phrases???) but could not find the answer and am hoping someone can help.

I was charging a title company $20 for e-docs and they have way too much (possibly 150 pages, one for me and one for borrower = 300 pages)!!!. So, on the third assignment, I asked them for $40, which she agreed to. However, this particular assignment will be for a 1st and 2nd. Our agreed rate has been fine (since they are repeat customers I am comfortable with $90 for sites located within my county). However, at a total of $130, did I shortchange myself as far as docs, or time at the borrower's home? I am not sure how much longer it will take me, if at all. I have only received the docs for the 1st mortgage so far. I think I goofed on the price, huh? By tomorrow night, I'll have a better idea. But just wondering on opinion of the experienced.

I think you should get 90. for the 1st, 45. for the 2nd and 40. and 20 for your e-docs. That's what I was paid recently for the same assignment. Good uck, remeber , we live and learn with each new day. Peace, Marla

When I do a double, I charge 1/2 for the second signing. E-docs I don't get any kind of a break on, so I would charge the full e-doc fee for each loan.

Based on the numbers in the scenario above, the charges would be $40 X 2 = $80 for e-docs, $90 + $45 = $135 for the signings, a grand total of $215.

Mysti,

I would like to talk with you about the NSA business here in FL. I believe in networking and working together with fellow NSA's. We all need to work together to keep our rates at an acceptable level. I would like to swap contact info and coverage areas with you.

Please feel free to give me call anytime. Just click on my link for my contact info.

Thanks everyone. The prices you listed sound right. I actually give those approximate figures to someone I was lamenting with. I'll get it right next time (and with another company).

Becca, yes I would love to swap info with you! I rarely get to head up that way, but who knows, maybe one day in the near future, we could even hook up for lunch or something.

I believe you can get to my info the same way (thanks for showing me that), can't you?

Otherwise, you can email me at [e-mail address]

Becca and Mysti,

I am also in Florida, I am in the Fort Myers area. I think swaping info is a great idea especially when it comes to payments.

I have been in this business for a long time ( Mortgage Banking, Title and Attorney closing experience prior to venturing out on my own as an IC.) I have only done a hand full of withness closings and the fees are all over the place! I got $100 for a refi with edocs ($75. and $25) but then got $90 from another company ($65 and $25 and they said that was higher than they would normally pay but were stuck and made an exception!) and today I got a call for another with edocs and the do not pay for the edocs and will only pay $65. The company was Closers On The Go? I have been able to negoitate my fee with others but this company said that is their flat fee because they deal in bulk closings and give many assignments. I told her I would do it this once but I need to see more coming my way to make it worth it. I took it because I am just starting as an IC and I want the business and if they give me steady work I will do it but I think I short changed myself.

So after all that I think we do need to compare info about companies and prices so we do not short change ourselves and if we all stick together especially on pricing I think the SS will have no choice but to give us what we deserve.

What are the fees you are charging in your areas of Florida?

Becca, Mysti, Nancy,

I'm just south of Tampa Bay in Palmetto/Bradenton. Along with a few more NotRot regulars I think we have the whole state covered. Smiley

Always up for swapping info and networking. You can reach me through my website at www.kevinmcnulty.com.

Can you believe $65 ALL INCLUSIVE?! Attn: FL SA's

This is a copy of a thread I started on GMN 1/28/05.

I'm not going to tell y'all how to run your business, but, IMHO, $65 is insane. You can view the entire post on GMN. Just search the title that is in this subject line.

I received this email today from a new SS located in Orlando, Florida. I just had to share.

Hello everyone.

I replied:

Hello Kristi - Thank you for the invite to be added to your
database.
I have attached my contact info. below. Kindly forward your
standard
fees and contract so that I may review it before sending
additional
information.

Kristi wrote:

we pay $65 per closing.

I am looking for designated closers in their area of focus. Our
clients send volume so we give them a discount rate.

I do not so far have one designated closer in your area. I am
willing
to talk further with you about making you that one person.
Let me know what you think.

I asked: What is your edoc fee?

Kristi replied: that is all inclusive.

I replied:

No thank you, Kristi. My minimum base fee is $XX and I charge a
minimum of $XX for edocs.

Good luck to you.
Becca

To which Kristi replied: you too...

tell them they are working backwards. After they give you a decent volume of work you will give them a price break - not the other way around.

I think you are all correct, I should have told them thanks but no thanks. Why are these companies all over the place with fees?

I will do this signing because I committed myself and I do not like to go back on my word but if they still are only going to pay the one flat fee of $65 I do not think I will be taking more of their business. I also agree they are working backwords. Breaks should only be given if the volumn is there to support it not in advance of the volume.
