Help need advise, no docs yet!
I was called yesterday for a signing on March 24th at 9:00 am, which is tomorrow. I have done other signings for this company and I always have received the docs via overnight mail the day before. However I have not received the docs nor do I have an email instructing me how to obtain the docs. I left a message at the SS and I also emailed them telling them I have not received the docs. The signing is 1 1/2 hours from my home and I will need to leave here by 7:30 to be on time. I thought maybe the docs were sent directly to the borrower so I called the number they provide to confirm the date and time with the borrower however it was a wrong number! I am not sure if I had the correct number that I would have reached the borrower anyway, the area code was for Ohio and the closing is taking place in Florida.
I do not want to just not go to the closing (also there is a discrepency with the addresses on the order form they emailed me and I would need to speak to the borrower or SS to confirm exactly were I need to go to do the signing.)
This is a excellent SS company that has a contract with two national well respected lenders and I do not want to lose them but I am at a lose as to how to proceed.
Any advise is welcomed....

More then likely the package will be sent to you later tonight (by like 10) because FedEx or UPS may be a little behind OR they may have canceled the appointment and forgot to inform you. If you were given a tracking # then you should check it out online. If not, then just be patient and see if it will be sent to you tonight or first thing in the AM. Morning packages usually get to me on or before 5:30 - 6:00 AM.

Overnighted docs sure don't get here that early in my neck of the woods. Fed-ex docs usually arrive between nine and ten a.m. My recollection of the last UPS package was that I received it around nine a.m.

Not here either. First FedEx delivery is around 10:30, UPS around 11:30. Neither guaranteed before noon. Last delivery for both is around 3:15. Pickup for both is 4:00 PM. Suburban New England is nothing like rural anywhere else.

DHL (fka Airborne)??? That's a joke. They deliver when they get around to it. They're getting better, but still no regular schedule. And you have to call for pickup. No boxes, no "authorized" stores here either, yet.
See what I mean about the difference between "rural" and "suburban"!

My UPS driver does not come till 4:30 pm. If there is a subtitue driver it's 8:00 pm. Fed Ex get here at 10:00 to 10:30 am. Needless to say it Fed Ex for me:-)

hey now, UPS isn't all that bad!! 8-D
My first job was an unloader at the UPS located near my hometown. That was alot of work and I give the unloaders and loaders credit! The drivers, well, it looks like they just drive!! LOL
UPS had excellent benefits which is why I stayed there. Full medical, dental, and school reimbursment. It didn't matter if you were part time or full. Blame the dirvers or the hard work...

There's not much you can do at this point. It's highly unlikely that the docs will be delivered by 7:30 am. Was there a phone number for the title company on the confirmation? If you can get hold of someone there they may be able to give you a correct phone number so you can contact the borrower and reschedule for later in the day.
I wouldn't worry about losing business from the signing service. Unless they're insanely unreasonable they'll understand that if you had no docs and an incorrect phone number for the borrower there really wasn't much else you could do. Just call the signing service again first thing in the morning and take it from there.
It's not your fault so don't worry about it.

I agree with Calinotary. Without any docs there is nothing you can do right now. Get youself a good nights sleep and call in the morning.

Hope you've gotten an answer by the time you read this.
First, good luck! You've been unduly stressed by other people's actions. Anything we have to offer at this point is really just advice for the future.
Please note that I'm not placing any blame on you!
Some signing services forbid the NSA from contacting the borrower before the face-to-face meeting for the signing. This is one of the situations that highlight the insanity of that prohibition. "Nobody told me I had to have a witness!" "My wife won't be home for an hour." "They should have told you [about the dogs, to use the back door, there is no house number, ...]." In some cases, I've had wrong numbers for both the borrower's home and office. IMHO, I want to talk to (one of) the borrower(s) to be sure they know what to expect, and that I've got all I need to know. In one case, the borrowers never answered their phone, the virtual answering machine wouldn't take messages, the person who answered the borrower's work number said "Who?", there was no co-borrower work phone, and the house numbers on the street began after the number I wanted. I found the house only by going door-to-door. Literally.
If I can't talk to the borrower(s), I still show up and wait 30 minutes, calling the signing service at some point during the wait. And I expect to be paid a trip fee if the borrower(s) is/are no-show.

Borrower called me this morning and left a message (I was putting my kids on the bus) He l/m staying that he had a conflict for 9:00 but could do the closing later in the day. I can't because of other commitments. I also received an email from the SS that she was looking into the missing docs issue. I called and l/m that the borrower called and said 9 wasn't good but later today was but I wasn't available but could do the closing another day. I have not heard anything as of yet.
