Hypothetical Question

I've never called TC/SS companies after a signing is complete to make sure everything was done correctly and to the best of their expectations? Should I? Would I hear about it if there were errors? I've not received any complaints except one, where I didn't signed a statement as a "closing agent" (I should have changed the capacity to "Signing Agent" then signed and returned it). I'm just wondering if TC/SS would make us aware if we made errors or if they would simply hire a different NSA next time. I've see posts here by NSAs who seemed to have found out about errors when their fee has been docked, which struck me to post this question.

I have never done this, but I don't see that it is a bad thing to do. I will be interested to see what others say.

I personally have never called an SS, lender or title company to check up on MY work. However, I **always** write up a completion report and email or fax it to the company. Usually I know who the processor is (who gets the returned package), but if not, I send it to the scheduler.

I know I've done my job and if there is a problem with the result, I'm sure they will let me know. Just as I always let them know in the completion report if there were any difficulties encountered during the signing or pre/post signing. (Things like missing the legal description which **must** be attached to the mortgage, at least in FL, if it isn't printed within the document.) I also always annotate whether or not checks where picked up (check number and amount) which are **stapled** to the HUD. Just the way I've been doing business for as long as I can remember.

There is no need to call the TC or SS. If there is a problem with your work, you will certainly hear about it. In the case of TC's or SS's with questionable payment procedures it just opens the door for them to manufacture some "problem" as a bargaining chip to reduce or not pay your fee. Recently had a call from a TC in which they complained that there was a missing document. Upon checking their emailed doc package it was disclosed that the TC had never emailed the document.
