Title co. errors
They did it again.
The address is incorrect everywhere - including DOT, quit claim, note - not correct anywhere. It's now in the title companies hands as to what to do.
Simple error - Bennettstown Road became Bennettson Road.
Might have a redo tonight.

Don't redo it free...
It was their mistake, not yours. Make sure you charge them your normal fee.

When did you catch this error? Before, during or after the signing? If it was before or during, did you contact the title company to ask them if it could be corrected at the table?
They may be able to correct it with the E&O

I noticed the error as I was doing final review before returning the docs. I always run a mapquest.com directions so that I have exact mileage for my records. That was when I found the error. This was one of those 7:00 PM calls for an 8:00 PM closing. Called the borrower and I knew exactly where he lived. Didn't do a mapquest - would have caught it then if I had. Printed docs and hit the road. Didn't review docs. Borrower didn't notice either. If I have to redo - full fee.

The number of times that the street name is wrong on the work order matches the number of times it is right. (The borrower's name is wrong 1/3 of the time.)
This is what happens when we rush, rush, rush to get things done as a favor. Invariably somebody else has made an error.
For years++ a street sign within a dozen miles of me had said "Braod St.", but the locals never got lost or confused. Only the tourists. (Gee, let's think about that. If we could divert them with one-way streets, ....)
