Too Many Signatures

Has it ever happened that in an effort to not make a mistake, you had the borrowers sign everything and anything resulting in too many signatures? Wondering.

That's an interesting question that I have thought about myself once or twice. I give the company what they ask for. If it isn't indicated (usually typed under a signature line or written in the instructions) it does not get signed.

I actually did that once. It was my first or second signing. I was so nervous, I started having the wife sign everything even though her name was on nothing but the legal docs. About halfway thru, I reminded myself to breathe, remembered that she only needed to sign specific docs and stopped her from signing everything.

Although no one ever said anything and I got paid for it, I also have not yet been called back by them. I haven't been doing this very long either, so that may be it as well.

Carol_CA,

You could get a lot of flak over your post. I expect you'll get the line " any experienced notary would have the spouse sign the RTC if they are on the DOT , even if their name was note typed in ". or " that's the difference between a notary and a signing agent - knowing what has to be signed by who".

It's sometime amusing waiting for the "flamers" to hit the board and look for targets.

If you're trying to send the message that you really don't know what you're doing, this would be a good way to do it. Our job as signing agents is to know what does and doesn't need to be signed.

I don't know what state you're in but in Florida a spouce must sign the Mortgage, riders to the mortgage, RTC and TIL. As a notary you're responsible for knowing this. A spouce only signs other docs only if their names are printed on the signing line by the mortgage or title company.
