Two General Questions
How is a Assignment Deed used?
If a borrower is really upset about the interest rate on his loan, and borrower does not have the phone number for his broker, where would I find the number for his broker? On the Loan Application or the P.O.C.
By the way, what is a P.O.C. ?

A skill test, you could call it but these two things as a signing agent I have not come in contact with, at all. I have been doing this for over a year.

Please don't ask us to do your homework.
It's unethical for you to ask and unethical for us to do it.
Notaries public are supposed to be ethical.

Number one it is not homework, if they were in the office, I would just ask them. I am definately not unethical and don't appreciate being repremanded by someone don't know. This website is for questions.
I can't answer questions written with acronyms that I don't know. You don't have to be ugly. I will just call them.

Melanie It is awful difficult to believe that someone who has been doing signings for over a year has not come across P.O.C, and doesn't know which document they would find the information for the loan officer on.

Well Sylvia, I have and could if you want prove it but not here because of some of these people here.
I have not (I don't think) come into contact with a P.O.C. but maybe if I new what it was I might say, oh yeah, Gosh that was stupid.....but the acronym is alittle confusing.
Also not all states use all docs. Normal things like: DOT, TIL, HUD, Signature Affidavit, General Acknowledgement, even a power of attorney.....but just can't recall a POC in my recent memory. I emailed the company and just asked them so you guys don't have to worry about it. I am far from what the other guys said, I am straight up and honest. I just went to the owner of the company and asked her. I just wanted to fax this stuff in tonight but I will wait, that's okay!!!!!!!
If the borrower was that upset and had any dealings with his LO he would probably have the number but if not and I couldn't find it I would just call closing assistance.....

P.O.C. = Paid Outside of Closing OR Person on Cocaine.

As for the Assignment Deed, I haven't had one of them either but I am sure it will eventually come around.
Defineately flammable here, need a fire extinguisher....LOL
I am just going to wait for the company to call though, especially after being called unethical, who do these people think they are, there are people on here talking about backdating which is really bad and I personally don't do that for anyone (PERIOD)--VERY ILLEGAL.

I find this extremely hard to believe unless you either haven't done very many or just have not scrutinized a HUD. (I will assume the latter.)
If you look closely at the HUD, especially if there is a two or three page HUD-1 and on many "Settlement Statement - Transactions without Sellers" or HUD-1a, you should probably notice that the appraisal fee (line 803) will show some amount "POC". You may also see the "POC" associated with the Credit Report fee (line 804). POC amounts are not always shown in the columns "Buyer" or "Seller", but may be shown immediately after the line item description text.

I find it odd that you don't know the answers to the p.o.c. and how to get the # for the broker. How have you managed to dodge these type of questions for a year? Just wondering? Not trying to be smart about it.............. everyone usually is!!!! I wonder if you have had any experience before you went out on your own in this business? Did you? what is your history? I am assumming you don't do purchases, construction or reverse mtg closings? I would love to hear your story..........
