Title companies use a GF #.

The good faith estimate is an estimate of how much the loan, refi, etc... is going to cost the borrower(s).

I'm amazed, but probably shouldn't be, at the blatent falsehoods on the GFE. They are getting worse and worse.

Fees go up

they play with the escrow amounts (had one recently where they cashout was $1800. BUT, the taxes are $3000/yr (borrower stated the taxes while looking over the papers). The escrow amount was 9 months at $47 per months. If correct at $250/mo the cashout would have basically disappeared.) On the GFE, the taxes were at $247/mo. Fees went up, escrow went down so that the cashout remained the same.
They leave off transfer taxes (county and state).
