bad stamping, smudging, etc.

Has anyone had to stamp a document more than once due to the stamp "smudging"? What if you have no place to stamp again on the same page? What next?

Sometimes the borrowers have a cloth on the table or there is a "crack' in the table I don't see, and the seal is not good, so I have to reseal the document. If there is no room, I just void the certificate on the document, and attach a loose certificate.

Same way you void a check!
Draw two diagonal lines across it, and write VOID within the two lines.

Sylvia,

It makes me feel better to see that those things happen to even very experienced SA's! I had two signings in a row where I had to stamp twice because of tablecloth/lines in kitchen counter tile (no table...no furniture for that matter!).

A while ago someone (Lee, I believe?) posted a huge list of items that he keeps in his briefcase, and I took his suggestion of carrying a hard mousepad. I can pull that thing out, and it provides a hard, even surface to stamp on. Plus, it takes up very little room in my briefcase.

Lap Desk

I have been carrying a lap desk in my car to prep documents between signings. I pull into a parking lot and let the seat back, grab the lap desk and get busy. Hugh has mentioned before that he carries a Target purchased picnic table that folds up.

(BTW Lee is a she. Smiley )

Ha! I do that so often! I thought that Charm_Al was a man for a long time. (Al as in Albert, instead of Alabama, naturally) :-) What's even more amusing is how I have a 'face' in my mind for most of the names on here. It would be interesting to see how accurate I am!

A lap desk stashed in my car is a good idea, actually.

Hi,

I have had to do this several times. What really is a "no-no" is tampering with a seal (i.e. trying to make it look alright). Just use the seal again. And if there is no room, another option is to use the borrowers' copy. And then leave the "bank" copy with the borrowers.

I had to do that yesterday, although it wasn't a problem with the seal "smudging". What happened is that a young child was seated in his mother's lap and apparently got a hold of his mother's pen and drew lines on the back side of the top document on the stack. Well, it happened to be the notarization page of the mortgage. So I just pulled out the borrowers' copy and used that.

Draw a line through the seal and the notarial wording. Write "see attached certificate" and write your initias. Fill out a loose certificate, sign it, stamp your seal on it, and staple it to the document.
