fax backs
Sorry guys but I am new and not at all familiar with the format of these boards but I have a question. When you do have to do a fax back how many pages do they usually consist of and how often do you have to do them? I just had to buy a new scanner yesterday and I'm rethinking my purchase-considering exchanging it for a scanner with fax function.

A fax machine is an absolute requirement in this business.
Faxbacks vary widely by company, there's really no standard amount.

Not all ask for fax backs and it is usually the notarized docs and verification of ID. Some companies just ask to send back asap.

I have yet to need a scanner in this business. But then it's only been a few years. BUT I sure do use my fax machine. In fact I wore one out & am on the second. Service Link used to be really famous for huge amounts of fax backs. The last one I did for them, before I "threw in the towel" was thirty some pages. I don't do closings for them now since they decreased their payable fees and increased their work load. But I would recommend a good plain paper inkjet or laser fax.

I agree with what has been said that it is difficult to give a precise number. Often times I think it can be somewhat negotiable. Various times I have been asked to fax back the entire mortgage. Is that really necessary? I don't believe so. So usually I have been able to negotiate just faxing the first and last page.
And at times it has been totally waived. I had a signing (a refinance) at some distance yesterday afternoon. Then I had another signing at 5:30 p.m. So when I was talking to the woman at the title company (relative to the first signing) as there were some problems I said look I don't think I can fax them until in the evening or tomorrow. She was more interested in just getting the documents back, so we agreed that I would go to a UPS store close to my second signing and drop the docs off and that is exactly what I did.
As far as what type of machine to get, I just purchased a Brother MFC-420cn. It is multi function in nature. What was appealing to me was that it had a top load capacity as well as a flat bed capacity. And it is a printer, copier, scanner (both in black and white and in color) as well as being a fax machine. It was about a $150 bucks with a twenty dollar rebate.

Thanks everyone your replies are extreemly helpful. I knew there wouldn't be an exact number but you still gave me what I needed to make a good decision. I ran out and bought a scanner/copy/printer cuz my hubby broke the scanner and I needed to scan my comm. cert. and stuff for signing up with agencies. So I think I'll be exchanging it this weekend. Now I just have to dip in to the already stretched budget to get it. But hey I'm just starting and that's the nature of business.

new decision... gonna use maxemail till things get moving then get a fax machine or fax software. I like the thing I bought and have had to use it quite a bit printing up independant contractor agreements so I couldn't return in good conscience now.

In your own words, you've used it quite a bit, so I'm glad you've decided to keep it. I think we would all hate to believe we were purchasing something new for the full price only to find that besides having been taken out of the box (and returned), it had also been used more than once.

Whether faxbacks are required and the number, is all dependent on the SS. Some require none, some require the HUD, TIL and RTC, some require every notarized page. It's a pretty general question and can't be answered with a simple, one-size-fits-all answer.

Keep in mind that the Brother-420 is an Inkjet, not a laser. So if you already have a laser printer, the Brother 420 would be great. Otherwise, you'll need to buy an additional laser printer.
I just bought a Brother MFC-8440 (laser printer, scanner, fax, copier) at Costco for $359.99 (it's $399.99 elsewhere). I love it. It's prints only monochrome, no color.

I already have a laser printer so a scanner/copy/fax with a top loader sounds good. Hopefully I can get an exchange from walmart for the one I already bought. If not I think I'll get Maxemail.
