City or City/County

Virginia has cities that are totally independent of the counties they may be surrounded/adjacent to. They pay no county taxes and are indeed totally independent of their county counterparts.

Should the venue on documents to be notarized be changed to reflect this? "City of" vs. "County of". I have been asked to correct documents (or not) based on instructions from individuals, signing companies, title agents, etc.

Anyone else have any experiences or words of wisdom. Most county clerks tend to be lenient on this issue but others are more strict.

Here in Virginia there are cities that are independant from counties. Such as Virginia beach is a city, NOT a county. Not a city inside of a county like many northern states.

Here when I do a closing, I fill in the state on the appropriate line and where it says city, I write in the actual city or county name where I am when I do the closing. If the line says county and I am in a city, I cross thru it and write the word city. I have never had this specific cross out initialed by the borrower because they are actually signing this section. And I have never ever had any signing company or title company ask me to have anything re signed because of the way I did it.

But I have seen many of documents while doing a title search where the notary does not cross out the word county and they just fill in the name of the city and leave it. The clerk's don't really care as long as it it notorized

Hope this helpa a bit.

I too am in Virginia. I will fill in the State of Virginia. Where it states County of, I fill in Roanoke City. I have not been gigged on this yet and I have been doing it this way for over 10 years

I know nothing about Virginia, but in Colorado, Denver is both a city and a county. Thus, the venue is always City and County of Denver anytime I notarize in Denver. Loan packages always say County of Denver and I have to add *City and*
