Do you know your state laws? Do you have and know the documents and if the notarial blocks are properly worded for your state? Do you have your journal and tools? Extra blank acks and jurats for your state, in case you need one? Do you know how to explain the docs without interjecting your opinions or giving advise, or answering questions?
if yes, then I suggest you take a deep breath and be very careful to make sure you read your signing instructions thoroughly. After the signing is complete go over each document again before you leave the borrower's house to make sure they have initialed and signed everywhere they are supposed to. Your instructions should help you feel a little more comfortable. Make sure you have your instructions and SS phone numbers with you if there are questions during the signing.

I think you're supposed to remind her to breathe. That seems to be the most common, if not particularly useful advice I see in threads like these.

Something small but important that I learned from these boards and was not covered in my SA course is to have the borrower sign thier copies of the RTC also. Good luck, and yes remember to breath.

Defiantly. Any notary leaving the borrowers copies blank might set them up for big trouble. Read a case history where the borrower could not cancel as their cancellation form was incorrect. They just singed the space I want to cancel but they got stuck with the loan as the date was wrong on the RTC and had not been corrected at the time of signing.

Call the signing company or title company if you run into ANY problems.
