Missing docs

Do you feel that it is the notary's job to review all of the docs and question if pages are missing? The loan company that I did a signing for did not include a signature affidavit, so it was not signed and I did not notice. The company does have a fax back cover sheet with a list of docs that they want faxed back, but the list contains a bunch of things that not all loans contain, so I can't really use it as a guide to make sure the contents of the package are correct (such as expedited signing agreement, warranty deed...)

I always dot down how many pages are in the file I receive. Then i send reply to sender of doc's indicating how many pages i received and printed. There is no way we can know what is suppose to be in the package as they are all different. Unless they tell you to make sure that certain doc's are included, how can we know if they forgot to include something.

This wasn't even an e-doc...they mailed it to me in a fedex missing it! Just wanted to make sure that others didn't think it was something I should have caught!

I agree, it's not our job to guess if the package is complete or not. I've done plenty of signings where there was no sig/name affadavit, so it wouldn't strike me as odd if it wasn't in there.

I don't get paid enough to be a quality control agent for the title companies. If there's something obviously wrong with the package, like no deed of trust, I'll give them a ring, but if nothing immediately jumps out at me as strange then I just get whatever I have signed.

No- IMHO it is not our job to determine what needs to be in any particular loan package.

Exception - two copies of the RTC for each borrower (if it is a primary residence), and one of the TIL. Also helps to have a DOT/mortgage - call for sure if that one is missing.

On their fax back list I'd write in N/A if they asked me to fax back something that wasn't in the package I received. I did two loans today and one had a signature affidavit and an AKA form and the other did not have either of these.

Some one wrote earlier - ours in not to question why, but to get the ink dry.

My only problem is that the title company of SS could think the SA forgot to have the docs signed? With edocs we can prove what docs were are sent but with an overnight package how can we prove it wasn't in there?
