My MoJo is a mess!

Last night I did my 1st piggyback set. The borrowers showed up at the mtg. company 45 minutes late. Then during the entire signing, the wife and LO chit-chatted in Filipino. It is so distracting to me when people aren't speaking English - my desire to listen in gets all fouled up.

Anyway, the documents I had to notarize were:
Ack & Jurat- compliance agreements
Ack X2 - DOT
Jurat X2 - occupancy & financial status
Ack - Ltd. POA
Ack X2 - signature/name aff,
Jurat - signature authorization

Ten notarizations each on two people. I could have legally charged $200. I had no idea what I was getting into. Lesson learned!

And now my question: When doing a 1st and a second, do you enter the loans separately in your MoJo?

Most of us charge 1/2 our normal rate for the second loan. For example; if your usual price is $50, then a 1st+2nd would be $75. It is up to you to decide what you need to get your desired profit margin.

I personaly would enter them separately. Since there are two separate sets, each with thier own sets of notarizations, loan amount, interest rate, etc. Yes separately imo would be the proper way to do it.

I enter them all in the same entry. For notary journal purposes it's irrelevant whether they're for different loans, the journal is just keeping track of notarized documents. I'll just enter notes like "2 Deeds of Trust" in the notes section for multiple documents of the same type.

When you say every document should be a separate entry - do you mean you use a separate line in your journal for each notarization?

Please say "no" - because that is nuts. I'd have to make 20 journal entries for that package.

I have no IDEA what the MoJo is but...My state requires EVERY notarised document use a separate line. That is the law so that is what I do.
What is the MOJO?

Modern Journal of Notarial Events

This is the new, streamlined, wonderful... journal available from Notary Rotary. It meets CA requirements and saves lots of time.
Do a search for MoJo or MoJo on this site and you will see what others think but I'm a fan.

The MoJo is the Journal that you get from Notary Rotary. I got mine when I took my class. It's entry lines are such that you can check off all of the docs in the package on one line. It's quite convenient.

MoJo is the NotRot term for the Modern Journal of Notarial Events sold on this site. Each line entry has 16+ types of the most common loan documents. You just put a mark in the acknowledgment box or the jurat box next to the appropriate spot.

Is that a California law? If that is so you could not use the mojo. Where is the law printed or how do you know this is Ca law? Thanks.

If you receive a subpoena to appear in court regarding "a" certain document that you notarized and asked to bring a line copy from your journal of "the" document in question, how would you handle this?

You cover all the other entries on that page for privacy and make a copy of what you are required to. You also are alowed to charge for it...I think in California it is 30 cents max.

I agree with Stephanie. If there should be problems, I want not only a separate line, but a thumb print of each signer as well on that line. It is laborious, but considering the fact that our journals, (CA), are legal evidence of notarial acts, I will continue to do so. It's scary to think of the consequences of not being thorough. It is acceptable in CA to draw a diagonal line through the signature lines and they can sign across that. I list the primary signer first with all signatures and thumb prints, and the secondary signer after that. It saves a little time at the table.

I am being completely thorough. Ususally one one loan package I can mark the MoJo boxes for the items in that set. For example: on a Wells Fargo HELOC I mark the boxes for Ack on DOT and Ack on Ltd. POA. That's all they have notarized and I'd have no problem if I received a summons asking me what I had done.

The reason this loan package had me ask the question was that there were 2 DOTs, 2 Compliance Agreements, etc.
