Split Closing

I have a closing this evening that is referred to as a "split closing". There is also a Quit Claim Deed to be signed. The property is in Mississippi. The documents have both the husband and wife's names affixed; however, the wife will not be there for the signing. I have not encountered this situation before. Is there anything to be concerned about? Should I just notarize his signature, or how should I handle?

Hi,

On your notarizations put in husbands name only. If the wife's name was printed along with his in the acknowledgment or jurat draw a line through her name and initial it.

If the wife signed first you'll have to attach loose certificates.

And make sure you indicate that you did only notarize the husbands signature, you can put "only" after his name.
