Average number of pages to a set of loan documents
Help! I am in the process of creating a fee schedule for my services. What is the average number of pages are you finding in your set of documents for a 1st mortgage, as well as a 2nd mortgage? I know that it is not an exact science, but some idea in general will be a big help from you all. Thanks so much for your help in advance. The members participating on this board have help me a lot as I draw up plans to market myself.

I generally see between 80-100 pages per set.

I tell people my fee is for 75 pages. Often I can get another $10 to $15 out of them on the first.

I've seen in it from 33 pages (ING) up to 125-150 pages. Whatever, my base fee is the same unless it is 1st/2nd mortgage signing, then I just charge about $40 more. After all...when you think about it...in most states if you had to charge per doc that you notaried, you will find that you notarized more of the value then you are getting paid for. (ie you notarized 9 documents but only got paid $75... in Florida it is up to $10 per notary...that is $90).
i guess it does vary per state/notary/document.

I charge a $75 fee for one loan. If edocs, I charge an extra $25 for the first 75 pages and .20 per page there after. I only use this to help keep an idea of what the overall charge will be. It's important not to nickel and dime the signing and title companies, so I usually round it off with them. I ask them approx. how many pages will be coming my way and we agree on a fee from there. I always tell them that if there are a lot more pages than what they said, we can renegotiate the fee. It's worked well for me thus far. Also, the signing companies seem to always be appreciative, because they seem to call me at the very last minute and are happy that I can oblige.

I don't put much emphasis on the size of any one loan or charge differently because of its size. While one loan can be 100+ pages and take over an hour, the next signing may only be 20 pages and take 15-30 minutes.
