I got an email this morning from a person that needs loan docs notarized. The individual metioned that she was going to receive docs from the lender in Texas. Okay usually I have either a SS or TC contact me not an individual. My question is how much should I charge? Should I charge what a TC charges?

I would charge what I charge a TC + a bit more. Couple of things.. The borrowers probably won't read instructions. Find out who is on title and make sure they are present. Have borrowers get copies of ID. You won't know until you get there if copies are required.

I had a friend ask me the same thing. He told me that the TC had listed $100 as the notary fee on the HUD and would that fee work for me. So you may want to start your negotiation that way.

My rates are my rates no mater who contacts me. I don't try to charge more just because I think I can get more. Since the individual contacted you, they are paying you out of their own pocket instead of paying through closing costs tacked onto the loan. The borrowor is doing the work of the signing service.

Okay I got another email from individual
She stated that this was not a loan, it's a house they sold in Texas, and they need paper work from the sale to be notarized. Since they don't live in Texas, they reside in Pennsylvania, they have to get it notarized here in PA. Any suggestions? Thanks in advance.

Make sure that they are only needing you to notarize the docs that need notarizing. You are not needed to go through a package of docs with them. Seems like they are needing your services as a notary. You can only charge them your state's allowable fees plus a reasonable travel charge (if your state allows travel charge)

This is general notary work...
and you should charge your normal state fee per stamp and reasonable travel charges within your state limits.

In California the only document that needs to be notarized in the sellers package is the grant deed.
