Excuse me?

Does this mean that this signing service wants us to talkto the title co's, escrow officers, and lenders that use us directly and pays us the good fees (TC fees), and ask them not to use us directly, but instead, send OUR work to this SS and the SS will raise our fee a little bit?
If so, I most certainly will send my best clients to this SS so I can get SS fees instead of TC fees! NOT!
Am I just not reading this right or what?

I saw that in the news letter. NO WAY am I sending them the names of the TC's and Lenders that I work with. They have got to be hard up for business if they need us to give them our client lists.

Maybe lists from the state you are in with commissioned notaries? I think there is a site you can go to to view notaries in each state. Kinda like the public tax record sites for each state. Lead lists from stamping co's maybe? hmmm.........dunno for sure.

I've tried looking for that, thought maybe it would be listed at the SOS, but maybe I'm just not looking in the right area! Been looking for one so I can get a couple of things notarized while on the go...

You can purchase the SOS list of notaries in Texas, but that list would not give you an email. Nor would it be very prudent to use a list where only 1/10 to 1/2 of the ones on the list would be NSAs.

Well...I'd be surprised if they did but especially since clearly the legal and title community would rather Tx NSAs not be allowed to handle any kind of a loan document. (We cannot do HELOCs of course, unless we are in a lender branch, TC, or attorney's office.) From VR's newsletter this week comes a question regarding this very thing. I am perplexed as the the answer VR gave this gal - and I am perplexed that the query originated by "Patricia" thinking that loan companies are handling some loans this way. It's Helocs that are being handled this way and there is a reason for it, but it's not the one VR gave. If Patricia is reading this, don't feel confused - get with me and I'll explain it to you.

QUESTION
Dear Victoria: I have handled several closings recently that required the use of a lawyer or title company's office. I don't understand why they have a requirement to handle the closing at their office because they don't participate in any way. Do you know the purpose behind some loan companies handling closings like this and others, with the same type loan, sending the signing agent to the client's home? It seems to defeat the purpose of having the closing come to them since they are now coming to us. (Patricia in Texas)

ANSWER
Dear Patricia: Below is the explanation provided from the Texas Finance Code Chapter 39. If an individual is pulling equity out of the house (they always will because they pay their closing costs from the proceeds of the refinance) then it must be done at an attorney's office or title company:

Home solicitation transaction
If the buyer of realty is not represented by an attorney, there is no Realtor involved, and the negotiations (sending contract to buyer's home and calling buyer) and contract was made at a place other than a seller's place of business (i.e. at an attorney's office or title company), a cancellation notice will probably be required. Chapter 39, Finance Code, HB 10, 9/1/97.

VR: This will save you wear and tear on your vehicle and the cost of fuel so there is a silver lining in the law for you.

Priority isn't the only company putting this type of e-mail out. There's an ss I get a few jobs a month from that pays fair and timely. I always like working for them as they are great to deal with. But I have to say when I got the e-mail proposing that I would get a referal fee for assignments they get from the TC's, Escrows, and Lenders I work for if I would give them a list of ... well... to be honest here's what I thought. "Are they on crack. They are flat out asking me to give them my list of contacts. Either they have big cajones or are just stupid. Why would I give them my list of clients so they can directly compete with me (as if they aren't already). Very unprofessional." So it would seem that the ss are jumping on the bandwagon of an idiotic idea.
