Finally! My first signing done.

I did my first signing yesterday at 5PM. Here is my story.

appt is set for 5, I arrive at 4:50 and wait in my car for 8 minutes. The bo's home is 1.5 miles from me. I knock on door at 4:58. Wife says husband isn't home but he should be soon and invited me to come in and wait. She leads me to the kitchen table where her in-laws are at (they're visiting from Mexico for 2 weeks), there are three young children playing and running about. we engage in small talk to make time pass until the husband arrives. She had to call him on his cell a couple of times to find out where he's at, both times he's "just down the street". finally at 5:20 he arrives. He walks in from the garage carrying a beer and it was obvious it wasn't his first.

He works with asphalt so he was pretty dirty. I get him and his wife seated at the table and we begin. immediately they have a problem with the loan amount. They were told it would be for about 16,000 less. I try calling the broker- no answer. I showed them all the fees associated (borker's fee, pre-payment penalty, re taxes, etc) and that added up was the final # and that they had a 3-day RTC. He still didn't understand why I was so high. Finally, the wife calls a realtor friend. the realtor wanted to speak to me. I told her the same thing I told the bo's and she understood clearly. She spoke with the husband and after that he decided to sign. He said that the realtor friend was going to come to the house today to look over the doc's for them. so we proceed.

kids are running around. three teenagers arrive from Stockton to visit the grandparents. now there's five kids. there is a lot of noise and commotion around us. the wife is yelling at the kids for this or that. the husband goes to the bathroom for about 10 minutes. everybody starts having dinner around us (except the bo's of course) at the bar, on the couch, on the floor, etc.

Finally at 6:50PM I was done. I gave them their copies and got the heck out of there. As I was pulling into the garage, I get a call for a signing.

It's from Richmond Title for a refi tonight in stockton at 7 PM with e-docs. I tell him $125 plus $25 e-docs for a total of $150 and that thet drop-dead time for the docs is 4 PM. He says that sounds good. I asked him if I needed to print out bo's copies and he says "whatever you usually do" whatever that means. I receive confirmation ten minutes later with the correct fee and instructions. BUT, I'm also to print out bo's fees. Since I didn't tell him there would be an extra charge for additional copies I'm going to eat the cost. Lesson learned. I will remember to quote additional copies in the future.

I did a search of Richmond Title and found little. It was dated a year ago. Does anybody have any opinions of them. Is that a harsh first signing or what? Like I told my wife, at least I got exposed to a lot off the bat. It will make for good experience.

What do you guys think?

It is unfortunate that your first signing was a situation where there were lots of distractions. However it is common so a good learning experience. At least the preschoolers weren't yelling f you at each other (yes I have had that happen). As far as printing fees go it is common to charge 25 for both originals and borrowers copies. Some sa's do charge more that is thier perogative as a business decision. But for myself I wouldn't invoice the borrower for thier copy. It is standard that the borrowers get a copy, and unusual (though it happens) that it provided by lender or tc after the fact. Congrats on your first.

Good for you!

Richmond Title has been good to me, you'll enjoy working for them, remember this tho, don't nickel and dime these companies, I think $150. is fair for this job. You'll learn by experience and as you go, you'll be able to determine ahead of time what to charge as to what each company expects. Continued successful signings to you!

I am not sure what you meant by "printing out borrowers fees, but if you meant printing brw's copies, then that is included in my fee with E-docs.
Boy whatta first signing! For me, those only happen 1/100, thank goodness. Well done!

So glad you finally got one under your belt. Sounds like it turned out fine...all those people around would have been a huge distraction for me, so more power to you for getting through it, especially with the big discrepancy in the amount. Most "bodies" I've had at one closing is a few kids and dogs running in and out....no relatives! LOL!

Had one last night also....reminded me of a few posts a few days ago.....verrrrrrrrrrrrrry dirty house with crud all over the floor, badly scarred walls, Jesus saves drawings on the walls, and practically nowhere to sit...all three of us crammed into about 2 feet of space around a card table with our knees touching since there was nowhere else to sit and piles of clothing and stuff all around the chairs and table so even getting the chair under the table was not possible. SHE insisted they each take turns initialing each page of the 18 page DOT before going on to the backside...in other words HE initials then SHE initials then we turn the page to the other side then HE initials SHE initials....and she won't shut up in between so I have to keep pointing to where to sign to keep it moving. Drove me crazy..........

Had something similar the other night...Mind you it was already 10pm when Mr. got home so already late in the evening and Mrs. insisted on signing and initialing everything first, then let Mr. do it. It took twice as long as it should have...while Mr. and Mrs's 6yo son was calling Mrs "dork" and "geek" and telling her "I'm not moving until you apologize to me".....Hmmmmm, probably too much candies that night...LOL

Not the ideal situation, but the pay was worth it...

Good job on your first successful signing!
All the other ones *should* be much easier and faster....lol

As far as the printing fee, I also charge $25 for both sets, I think it's standard. $150 for a signing is very good, keep it up!

Today being Friday, docs dropped today won't get there until Monday.
If you have saturday pickup near you, you have extra time to re-review docs. If anything is wrong, you have time to fix it and still get into system for monday delivery.

the officer looked them over and said that everything was correct EXCEPT....

I'm not sure what the form is called but it is the one that the bo checks if he/she wants an impound account set up. There are two options and I was told by a tc officer that the borrower had to check one or the other. I read both options and for the life of me I could not make out which one was to not set up an impound. To me they both sounded like they set up an account. The borrower didn't want an impound account. They chose the best option they thought was the correct one. This morning the tc "erased" the checked box because they were supposed to be left blank if bor. does not want an impound account. Now I know

Erased the checkbox -- this worries me regardless of the fact it was the TC *erasing* the checkbox. What did he do -- initial and date that he is the one who did the erasing. To me, I see this as *altering* the docs after the fact. If this was done under your own nose, what else is this particular TC or any TC for that matter, doing after they receive the docs that we and/or the Borrowers don't know about once they get the signed docs?
