this class was paid for by the underwriter. The guy plead to conspiracy in the flipping that went on in Balt. several yrs back. He was a federal target for four years. (that should open the eyes of the one that doesn't live in MD any more) He was told that because of the license he had he was charged with knowing that these were "fishy" settlements. He made no more money than any other settlements, but in all of these all of the other players left him in the conference room and talked outside. So since he looked the other way, he had a bigger volumn of business. This was a very beaten down man. Any he looked like any of us. "If no one else will take the file. . .don't you either" he said and document everything. The LO denied ever attending any of the closings, and the LO and appraisers were the key players in the flipping scams.

Good to know that they actually do something on occasion!
If you ever get an opportunity, attend the "Claims Chronicles" CE class presented by Bert Rush, a claims investigator for First American Title Insurance Company. It's quite an eye opener as well, filled with as many fraud schemes as you can name, the whole gist of which is to illustrate the value of title insurance.
