Ok, here we go.......first signing story

Good morning everybody. I'm a newbie and was supposed to do my 1st signing yesterday at 5PM at the bo's home. I p/u docs at tc at 9AM. Spend about 4 hrs reviewing them. No bo's # so I call tc. They don't have it but they give me the broker's #. I call broker at 1PM, no answer so I leave a voicemail. At 3:55PM broker returns my call and gives me the bo's home number. I call the bo's and the Mrs. states that she didn't know about the appointment. She says that the broker was supposed to call them last Friday to let them know when and where the signing was. He never called them. As a result her husband didn't take time off work to be available and he works in Sacramento. I told her that I would be available to do the signing later if they liked. She said she would call her husband and then call me back. Fine.

At 4:45PM she calls and says that they can't sign that day but can do it next day (today) at 5PM. Remember, this is my first time and I'm not sure what to do here. I told her that I would call the tc and then call her back. The tc (Old Republic) says that today would be no problem, to do it if I could. I say that I could and she is very appreciative (nice gal). I ask her if she wants me to change any dates (I have a feeling that was a bad move) and she says no.

So here I am. A newbie. Nervous as hell to begin with and with issues to deal with. There is still one thing I'm not sure on though.

The docs contain only one copy of the RTC. I understood that you were supposed to give the bo's 2 copies each w/the dates. Of course their copy (1) is blank. What do I do? I feel stupid calling the tc for a 2nd time to ask a question like that especially since I already told her that I had reviewed the docs and had x amount of questions. Which she graciously answered.

On a side note. I originally bought the journal from Valley-Sierra and was going to use it because that was all I had. I ordered the NotRot journal Friday and it shipped out Monday. While I was outside on the phone with the bo. and having a smoke, USPS pulls up with the new journal. I immediately opened it and compared it to the Valley-Sierra one. Man what a difference! I can see why everybody recommedns that one. Just in time too, I'll use it tonight.

So what do you guys think about my first-time story? The RTC situation? Thanks

Not too unusual as for borrowers not being informed of appointment. Since this came from a tc and not a signing service, you'll have to shoulder more of the duties as far as times, etc.
Sounds like you've handled it well!
Go ahead and make copies of the RTC so that you can leave them with borrower, be sure to enter your correct dates and have them initial! Common error..:-}
I agree about the NotRot journal, best I've seen!

I've learned to look out for the RTC. I have often made the extras copies for the borrowers.

I am going to order a third Not Rot Journal. I showed the other ones to my friends and they liked them so much I gave it to them. Hmmmm....they can make nice X-Mas gifts.

Assuming these were overnite docs.
Stop at staples, office depot, kinkos, etc and make 4 copies of RTC if both names on the RTC. Make 6 if each borrower has seperate RTC. Since it sounds like both names are on one RTC, 4 will be enough. Use copy that has dates on it so you won't have to fill in and initial.
Make sure to give 2 copies to each borrower.

Always remember, if you mess up your copy of a doc, you can alway switch it with the borrowers copy.

I'm a little confused

Even though the tc knows about this is it okay for ME to do that? Yes, one couple refi with both names on RTC.

Let me see if I understand this correctly....

I should take the executable RTC and write in the date. next, make four copies (already 1 copy in the bo's copies), at the signing, have them intial (AND SIGN?) the four copies and leave with them?

Please advise........thanks

You need to leave two copies of the RTC with the borrower and send back two copies to the TC. They need to sign them and initial the date change on the docs. (at least that is what I was told to do when dealing with date changes and RTC)

Since these docs were overnighted I think that the title co. should have supplied sufficient copies of the RTC. Call the SS and see if you need to make extra copies of RTC or look at the directions that were included with the docs, also the SS usually sends you directions.

Just make sure the borrower signs the RTC that goes to lender and Have them sign the one that's in their set of copies. I think you should be okay. If you have to fill in the dates make sure you put todays date 11/3/05 and the cancellation date is 11/7/05 midnight. Make sure they initial by the dates and sign where their name is, make sure they don't sign where it says I wish to cancel.

Each person who signed the RTC gets 2 copies, so if you have 2 borrowers signing the loan then there should be 4 copies left for them.

You're right about it being a bad move to offer to change dates on the docs. Everything else you did sounds fine. All of what you stated happening to you is called "experience". Next time you'll feel good about knowing what to do in a similar situation.

Make sure that when the borrowers sign, they put today's date. I know sometimes the Title co. likes to type in the date.
