W-9 Form

Borrower completed the W-9 form, but forgot to sign it. All other documents are signed. Will this present a problem?

I would recommend calling the borrower and see if you can meet them to sign the W-9. Have you already sent the docs to the title or signing company?

My experience is that it would not hold up funding. As it is not a notarized document, it can be mailed/overnighted to the borrower for signing and returned to the TC/SS directly. Mark the envelope with the file number so it will be matched to the right loan.

Meeting the borrower in person and sending it with the complete package would certainly avoid you looking sloppy, which might help your business over the long run.

I don't see why this would be a big deal. This can be taken care of without a notary. It has no big hold on funding either.

thank god you guys feel we all make mistakes........

I did a closing last week for a unmarried couple - a refi of a HELOC (does that make sense?. each person had a 1003 in the packet but a lot of the docs only had the males name pre-printed under the signature lines. I only had the male sign. This morning the t/c calls and asks me to have the female sign them also. Also, is it okay if the w-9 and other tax forms are not completely filled in? Please advise. Thanks

Since you are not talking about a Notarized document blanks are fine if the borrower is ok with it.

I returned to the borrower's house at lunch time and had him sign the W-9, then expressed the package.

Rick, I was not trying to post anonymously. The drop down box gave me only two options--anonymous or my full name, which I did not want to show up. Is there some way to fix this?

Fixing it

Just give yourself a "forum alias" in your profile. Once you've typed it in, and included your state, save the changes and you're good to go.
