missing papers
i did a signing last week and was required to fax to a ss co other than the one who called me, i did..they call me and say that i need to get one more signature and notarize again. i took a second trip out and have borrowers sign. no charge to the ss for the second trip. evreything is fine . days later they call again saying that they are missing papers, they wont tell me what, they will fax them to me i have been sitting here for 2 1/2 hours still no papers. i seriously think they missed sending me papers in the first place.

I seriously think you're right. And you should have charged for the 2nd trip IF it wasn't due to your error.

IF you go again, ask to see the borrowers set of documents. That may tell you if the pages were in the set.

I've gotten mixed responses from other SA's on this site before, but I like to let the SS know how many pages I received/shipped (i.e. fax, edoc, overnighted) and I make sure and add the number on my invoices. If they say they were expecting 140 pages and I sent 125, then they were missing 15 pages from the start. I have no reason to hold anyone's docs and it is against the law, so I am not sure why we get questioned on this? Hope all goes well for you.

You should not have to take any documents to be signed unless they need to be notarized, as they can be sent to the borrowers, then they sign and return them. If any of them are to be notarized, check your notary journal to see if they are listed as being notarized at the first signing. If so, charge for the additional signing and be sure to tell the SS the date written by the borrowers and the date on the notary certificates, will be the date that they are signed on the third trip.

I had a TC call me last night to say I did not send back the NOT. I said then you must not have sent it to me. Sure enough, they wanted me to drive 70 miles RT, on my dime, for a doc they forgot to send. When I got home I searched my email and found that they did not send the NOT with the HUD and the junk docs. I sent an email, attchached the email from them on 11/22 and let them know I would be happy to go back for only $75. I was trying to be nice since they paid me $175 for the signing in the first place.
I received a reply today saying they would send the NOT to the borrower and let them find a Notary.

That's the good thing about eDocs. You can prove that you may have not gotten something. As for having the docs overnighted, it's a bit trickier. Good for you, Becca!!!

The lender docs were delivered, the junk docs were email. Title goofed on this one - not me. This particular Title Co used to fax me the junk docs and they have forgotten docs before. I am so glad I use efax because I could prove them wrong everytime they tried to blame me.

that's why i don't delete my e-docs (or my e-fax) from my computer until i've received payment ... a little "trick of the trade" i picked up from Notary Rotary.
