Just ran a search on this but .........
I could not find the answer I was looking for.
I will be doing some loan docs Friday morning for a client, 1 80/20 and 1 reg. She invests in out of state properties. Last time I did her docs, the ack. cert. all were filled in with State of Arizona, County of whereever. These next docs will be coming from Florida for a Florida property and to be filed in Florida. I believe it is okay in California to use the ack. cert. but cross out the state and county replacing it with the correct information of California and whereever county of signing is. Is this true?
Last time I attached so many loose certs and it makes me a little uneasy! TIA

Yes, FL will accept CA certificates. They will actually accept any states notary certificates.
If there is a deed (Warranty Deed, Special Warranty Deed, QuitClaim Deed, etc.) in the package, the signatures must be witnessed by TWO disinterested parties. The notary may be one of the witnesses, in addition to notarizing the signature of the grantor. Witnesses are not required for mortgages.
Note: The witnesses must PRINT their names beneath their signatures.

Thank you, I will let her know this ahead of time and to check with her lender, as they just send the docs to her and tell her to find a notary and pay them.
The last one that I did for her was an Arizona property and we had no witnesses. I am assuming that none were needed as they did not specifiy to her and it is now a done deal with no problems.
