Newbie - question about Witnesses -signing tonight
I have a signing tonight - one of the docs is "Waiver of Lender's Right to Escrow for Taxes and Insurance". Besides the Borrowers signatures, "Witnesses" are needed. I've only done a few signings - haven't run across needing witnesses before. Can I be a witness? There are spaces for two witnesses - I'll call the borrower to make sure they have 2 people, if I can't be one of them.

Depending on what state you are in, you may be 1 of the witnesses. You will need 1 other witness over 18yr old.

You should call whomever hired you to get clarification. Those lines are often included, but not necessarily applicable. CA is not a witness state, so no witness are required. I have only once had witnesses used, and it was because the lender was very clearn in their instructions to use them, so I did have witnesses. I just leave the witness lines blank. I may be wrong, but I have never had any callbacks on this.

Thanks. I appreciate your clarification. I don't have the TC's cell number, unfortunately, and the borrower didn't want to sign until 9:30 (after the World Series?). Hopefully the borrower will have the cell number.

I may be to late here but I see witness lines all the time but as we are not a witness state I leave them .
