Why oh WHY

do the docs have so little room for the stamp! And then they put the word seal in the spot for the stamp! If they would leave out the little word seal I could fit my stamp in the space. Had to vent on this so tired of loose jurats and ack because of this.

How about the docs that have the place marked for the seal in a place that is impossible to seal. The seal can only reach so far into the page....frustrating.

I wish seal space was my issue. Seal space comes in second to not having the correct notarial wording for the commonwealth/state you're in -- which makes each signing all that more time intensive. Especially all those D and F paper loans that want almost everything notarized.

Usually the only doc that has the correct notarial wording is the mortgage, so rather than using loose acknowledgments and jurats, I have two big stamps (7" x 4") with the correct wording that I stamp on the backs of docs. This saves me a ton of paper and from having to staple everything.

On the rare occasions that the mortgage does not have the correct wording, I do attach a loose paper certificate to make certain that it will record.

Yes, it is perfectly acceptable and legal per my boss, Attorney Bolton.

The only reason I do not stamp the backs of Mortgages is because of margin requirements. My stamp only allows a 1/2" margin on either side of the stamp. Most states have wider margin requirement than that.

ROFLMAO!!!! I ask that every single time too!!! LOL absolutely no room! thank god for those all purpose acknowledments, ha?! thank god I'm not the only one who noticed those little spaces too!

Loose Acknowledgement Surprise

The Property Records Industry Association has a web site with an interesting paper about how this association would like notaries to do things. At the site http://www.pria.us/cart/publications.htm you can get either a Word or PDF version of the document "PRIA Notary Essentials".

In that document, they state that:
> Any separate notarial form not part of a recordable document shall:
> (a) Be the same size as the pages of the document.
> (b) Be attached at the same point(s) and in the same manner as the pages of
> the document.
> (c) Immediately follow – not precede – the signature page of the document.

The part about the separate form being the same size as the other pages suprised me;
I've never seen any 8.5 X 11 or legal size acknowledgement forms for sale.

You might like to read their document; I don't feel qualified to agree or disagree,
but they bring up some interesting points.

I too have not seen any for sale in both letter and legal size. That's why I make my own. Every loose acknowledgment that I have, I make in both letter and legal size so I can attach a matching size certificate to the document.

I don't know why they would make the distinction between 'recordable' and non-recordable' since theoretically, any document can be recorded.

I always attach the loose certificate with a staple in the upper left corner. The loose certificate is always stapled to the signature page and is behind that page.

This is the way I was taught by the attorney I was working with years ago.

This is good to know, I never thought of making copies of loose certificates on legal paper.
