Florida Notary Question

I just did a QD for Florida property, does Florida require witnesses on these? Myself and another person were there and we could sign as witnesses. Thanks for any help.

Yes, FL requires 2 witnesses on deeds ...

... that convey property. E.g., QCD, Warranty Deed, Special Warranty Deed, etc. One of the witnesses can be the notary. The other witness must be a disinterested third party.

Note that witnesses are NOT needed on the mortgage. (Mortgages do not convey property ownership, therefore, witnesses are not required to record.)

Thank you both very much. The woman that is signing has terminal cancer and wants to get things taken care of for her children.
