Escrow Signing Services (ESS)
Be aware: ESS out of Garden Grove, CA will not pay for the signing if the client decides to cancel.
I did a signing for them and the client cancelled after the signing. ESS refused to pay me in full. They have a disclaimer (very small writting) saying the lender will not pay if file does not close.
Make sure you ask before you take the signing from them. They have a few complains with the BBB .

ESS does not pay notaries as promised. Did an email signing for them in February and spent 1.5 hours with borrowers. I had written confirmation from ESS that they would pay print and trip fee even if loan did not go through. The loan was cancelled and they still haven't paid me for print fee let along trip fee. Can't be trusted, don't work for them

Did you get paid from ESS for the signing you did. I didn't know much about them, and I am new in the profession so i did this signing for them on June 27, 2006. do you think I will get paid, and how many days. Do you have their address by any chance......

ESS refused to pay for the signing I mentioned earlier.
Here is a copy of my BBB complaint and their response: (Of course they are lying about disclosing the no-pay if borrower cancels deal ESS is an unethical company, do not do business with them!)
Company's Response
ESS already discussed with notary and show proof. As indicated on the agreement, when notary accepted assignment and prior to execution, notary agreed that the lender will not pay if file does not close. ESS also included in writing on our order form that lender will not pay if file does not close. The statement was not small writing or hidden, but right under "Notary Instructions". Notary is falsifying the fact, because ESS and notary went over the order over the phone.
Consumer's Rebuttal
They did not disclose this policy with me neither by phone nor writing; I would’ve declined the signing if they did. I never signed the agreement they’re talking about and they admitted to this when I first disputed this with them. No notary would accept such terms as there‘s a good chance of doing these sort of signing for zero compensation.
They can not provide a copy of this agreement with my signature agreeing to these terms. Company's Final Response
ESS called notary for the assignment and emailed the order confirmation to notary. The order form states, "E-docs. Lender for this file will not pay if file does not close". The order form does not require notary to sign and send back (this is not a practice done by any company in the industry). This file & policy derived from FATCO (Fortune 500 company), the top #1 in the industry. They have thousands of files monthly and all notary agrees to their term. This is not the first or only time as notary has implied. Again, notary has falsify the fact: ESS and notary already discussed by phone and ESS pointed out the disclaimer on the order form. ESS has copy of the order form
