ok, when you notarize a Florida mortgage, does the borrower have to initial each page even when there is no place for initials?

If you receive instructions for the initials to be placed on all pages of the mortgage by the company that hired you, even if there aren't any places for initials then you do need to have the document initialed. This isn't a "state" issue. Florida doesn't to my knowledge have any statue concerning this. Beverly

Thanks Beverly. I guess you just stick to the basics if there is a signature line then they sign if there is a space for initials then they place the initials there. If there is no space for either than you just leave the doc as is, correct?

I always have them inital every page.
I think this is protects the borrower, the lender and yourself. No one is ever upset they didn't initial they are only upset if they don't.

Yeah but since its something they do not have to do I guess its ok for them not too. I get complaints all the time about all the signing and dating imagine if I tell them you must initial every page of the mortgage? If its not the law I guess I will leave it blank. Does anyone else have any comments on this one?

Bev is right, it is not the "law" that every page (or any page, for that matter) needs to be initialed. The law only concerns the execution (as evidenced by the signatures) of the instrument.
Some lenders want every page initialed. Some lenders and attorneys (like in MA) demand that every page in the entire package that isn't signed be initialed, including the mortgage.
My personal preference has always been not to initial unless specifically directed by instruction to initial or by the presence of the initial line.

some times they can be very vague and they don't really inform me of much so I tend to do the same if there is signature line then they sign if date line then they date if initial line then the initial I guess thats the best deal.

this has been discussed a hundred times. If your instructions do not tell you to have them initial and there are no initial lines on the pages you simply do not have them initial.

Unless the instructions tell me otherwise, I always have them initial all pages that don't need signatures. Proof that I had it/they saw it. JMO

In my experience (so far at least), I find the lenders are happy with the initials. I even an attorney's office call me in the past that said they were upset that another notary they used didn't do that and praise me for it. Now they call me all the time.
