How did your visit to the mortgage company go?

It was a tiny little store front office, 1 gal there that sat in on the signing. Went about 15-20 minutes, heloc. I left some cards and told her I do this for a living and can help her out anytime, especially at crunch time. What was immpressive to me is that Progressive offered $125. and all I had to do was show up, they had the docs. I think this is the biggest fee for time spent to date.

If you can get your foot in the door, working directly with the mortgage company is the best. You just show up, docs are there, loan officer is there if any problems arise, they usually go over the final figures before you start, and they pay a fair fee. That's definitely a relationship that you want to try to cultivate. And if you can get just one or two loan officers to work with you, word will spread quickly. My best client is a local mortgage company. I did a good job for one guy; he spread the word, now the whole office uses me. They'll even call me BEFORE scheduling the appointment with the borrower so I can work it into my schedule at my convenience. It's the Holy Grail.
