I was mistakenly sent an appraiser's check with mine a few weeks ago.
I called him and he asked me to send it, but I saw it.
$375 for the appraisal (my check was $200 for a Refi 1st and 2nd)
Can anyone enlighten? Is this the standard fee for appraisers, or close to it?
And how much times is involved in an appraisal?

My appraisal was 350.00, maybe a re-fi makes a difference?

It depends on the area. If you live in a tract of similarly aged and built houses the appraisal consists of looking at recent sales and reconciling the differences between the subject home and the comparables. Usually you can do that in a quick trip and the time it takes you to complete the appraisal which are usually form apraisals. Narrative appraisals inn an area where there are either no recent sales or the homes are not similar takes a lot longer but the charges are much higher. In my area where the priciple of conformity does nto apply a typical appraisal takes longer and the usual charge is about $475.

Re: Sheesh, Charles I am working the wrong part of the industry

I don't know about your state's requirements but now appraisers have to be certified to do HUD and other Federally funded work. Until the Savings and Loan scandal of 1986 any licensed real estate agent could do appraisals, but after 1986 certification included a 2 year apprenticeship program under a licensed appraiser before full licensing and that is keeping a lot of people out of the business. Most businesses are valued on supply and demand, even NSAs

I have already applied to become a HUD inspector. Waiting for the OK, Margaret says there were only 8 in FL as on Jan 06. Sounds very lucrative.

Good luck to you. Those inspections should work out well. The so-called field services people don't pay enough to get me to even start my car. I hope it works out well.

Re: Sheesh, Charles I am working the wrong part of the industry

I totally agree that the little field service drive bys are peanuts...less than $10.

However, you have to cut in above the ones who are pimping inspectors out like the SS and the notary...but SSs don't cut the product four times.

They start out at maybe $60 and then they are subbed out for $35. The $35 guy gets 'em and drops them down to $20 and passes them on to his stable....AND THEN YET ANOTHER CUT - YESSIRREE...For the drive by you are offered $7. You can get them up to $12 if you are good.

Sometimes they get the job for $100 and offer it to you for $15. It's vedddy interesting out there.

Once a guy cut in on me for inspections. He plugged in all the zips in Tx at MR and he started being the one who was getting them because the sch had an easier time with him having soooo many zips. What I was doing for $65 he offered to me for $40. I said no thanks and I called MR and told them to take me out of their dbase if that was how it was done...they fixed it correctly and I do fine now with them. I have to call them when I do not hear from them.

There are some like me who would sub those out for $25 or less. WHO WOULD DO THAT INSPECTION? WHO???

Man. You have to remind the Insp firms that you are around...if you want to work for them.

Mistarella - a little tip...

Go ahead and start making a log of all, each, and every inspection that you have done. They approved me but I had to send them a list of 75 inspections because I told them I had done 75-100 at the time.

I was so perturbed about midway through because I did not see my time investment as valuable with that list.

I started thinking about going to DC for a full week and realized I did not want to do the job badly enough to put forth the effort. Okay...I finally learned to listen to my actions which speak so much louder than words!

If you are motivated, go ahead and get that list together so you can pop it right back at 'em.
