Talk about plush - an inspection I just did

The Tradition is a "dorm" of sorts. It is probably the very nicest housing I have ever seen. I wish I could live there. I went into the kitchen and there's lots of big sacks of stuff because they cook homemade food...there are maids cleaning up daily, and granite floors in the common areas.

I cannot even begin to tell how nice that place is. My poor kid...I don't know how he made it living with me in regular surroundings!

One thing about our business, we get to see a lot of interior design and decor.

Now I am off to inspect a restaurant - a first for me. Hopefully I will get samples. NaNa

So true, I was in a lovely home yesterday, two male couple with impeccable taste.
A couple of months ago, I could have sworn I was in a Museum, I wanted so bad to ask them for a tour. Objects galore from around the world. Over sized chairs, felt like Lily Tomlin. A full size composite of a half 'bare' woman on the dining room wall....incredible.

What is the inspection thang all about????

Charm: Do tell more about what is involved in these inspections. I have only read about them on this board, not sure what is involved on one. Just curious.........Thanks!!

I have an inspection scheduled for tomorrow and Thursday. What I love about it is, I get to name my price. They do not call or email me and tell me what they pay, they call or email and ask me what my price is for doing the inspection. I am finally doing something where there is NO competition. There are only 8 inspectors in Florida who are certified to do these inspections. The great thing also is more and more mortgage companies are requiring these annual inspections that can only be done my a certified inspector. I have done a few nursing homes and I like these, they are short and sweet and pay extremely
well, I can do two in a day. Any facility that has a government connection like nursing homes take Medicare. A lot of apartments are HUD loans, HUD insured, Fannie Mae and Freddie Mac loans. I went to the training in December and was doing inspections in Jan

Hello Margaret!

What I have seen here is a person like you with the certification running a crew of non-certified. Is that okay? Is it allowed? I have been shocked...I thought that would not be acceptible.

No it is not OK. I am a contractor also and I am allowed to sub-contract but only can sub contract to certified. I could loose my certification by allowing a non-certified to work for me

THAT'S WHAT I THOUGHT!!!

That really gripes me because there is a guy here in Tx who is giving lessons for the work.

He will send you out, then take the info, and then he will have someone type it up and that's that.

Erin - I will give you the same info I got to get myself started - I bought Victoria Ring's book in 2003. In the very back of it, I think it was, she said to go to www.mortgageramp.com and sign up to do inspections to supplement your income.

From there I did my own research and found sites which hire unlicensed field inspectors. In my blog/newsletter you can find out more about it. Go to my profile and look for my newsletter link. I have written up a good deal about inspections. I don't want someone accusing me of advertising myself (*again*) so I will not post my newsletter link.

Victoria Ring is a controversial figure in the NSA industry. She is not an expert, but she did write a book about how to start an NSA business--it left much to be desired by some. Many have a big problem with her and her book. I don't because I do not need a spoonfeeding to "get it."

If you had a clue about business or mortgages you could get a lot out of her book. It was an OVERVIEW and not an exhaustive concordance on the job. It was also $15 at the time which was cheaper than the other books.

It put me on the road and made me THINK find other avenues of income for myself.

Thats how I got started with inspections, I also bought Victoria Rings NSA book. I applied and took the online training. Most of the inspections paid way too little for time spent, but it was experience that I needed. Then I was on Mortgage Ramps newsletter email list and found out about the REAC inspections from them.

Just act like your the heath inspector Brenda, that will get you all of the samples you want.
I did a small retirment villiage last month that was very plush. Can't wait to move in. lol
