Titlegal or someone that may know

I have docs with a Grant Deed in it the county is wrong, would it be ok for me to have borrowers correct and inital? would it record with a correction on it? No one to ask at lenders today of LO does not know. What do you think.

Yes & no. Register of Deeds won't care. Whoever hired you might...or might not, depending upon how anal they are.

Della. I had a t/o tell me to have the bo correct the name

on a grant deed last week (and of course initial it). It was actually a QCD. Good luck.

What I would do

If I couldn't get a hold of the of the hiring entity I would have the borrower line out, correct, inital, and ship. Then send an email letting them know and first thing Monday morning I would call and ask if there would be a problem. If it flys then the timeline hasn't been harmed. Worse case is they would redraw the gd and you could earn another fee.

Just bring the error to the attention of the title company. Lenders and TC's really hate it when there are lots of changes to original docs with BO's initials. It makes everyone look bad.

Leave the docs as it, and tell them over the phone, with lots of post it notes or red felt tip pen all over those sacred lender instructions, if necessary.

Prior to recording, the TC, with the lenders permission, can make the change. It's far better for them to do it than for you to do it.

because it's important, and one of the biggies in "oh crap, what do I do as a Notary in this situation?"

I have seen this on only one QD. Guess I pay attention because I did what you suggested. I couldn't contact anyone, so I left it alone and put a sticky note on it.

I know this does not really matter in this thread but for Texans...we will seldom see a QCD. Some clerks won't even take them. They do nothing in Texas and they are considered a waste of time/paper. General Warranty Deeds are often used even just to change a name in the title.

I agree with titlegalca but I'm not sure if I understand you

Are you asking the question about a mistake in the main body of the Grant Deed:

Where it is written: all the real property situated in the city of: Riverside (or incorporatred area of ) Riverside County.

or if you are asking about the Venue part where a notary would change the county if it is not correct?
Its getting late so perhaps I need to go to bed and not read into this message more than there is?

Lawrence is correct/ Sticky notes

Make sure you attach a post it and make sure it sticks out to flag the processor.
