Geesh...and I though our county clerks office was slow and unorganized. If the rate hike for title insurance becomes obligatory, that would be a prime example of the consumer picking up the tab for someone else’s inaccuracy.

Wayne County as always been extremely far behind. Back in 1985 I bought a house in Detroit, it took 6 months then to have it recorded. IMO the Wayne County employees don't give a *(*(( You could be at the first of the line, waiting to be waited on, and the clerks just look at you. Guess nobody wanted to do their job, or it wasn't their turn. (There is not such thing as customer service in Wayne County)

I remember one time I waited in line to file a court case for over 4 hours, then I had to demand that the clerk timestamp it. (What a pain)

It is a guaranteed lawsuit

and the plaintiffs will be the title companies. Should be interesting.

Titlegal, this is not news to us in bordering counties that have been in the business. That story was in last week's Detroit News.

Wayne county has always been behind for certification dates. I think it's an absolute hoot that the title companies are charging a higher title insurance premium. They should have thought about that a long time ago.

Not only that, the employees, (Reg. of Deeds for Wayne County is in the city of Detroit) are among the most rude, slower than molasses employees you ever want to meet. Their union does not allow them to be cross trained either. The only thing that records right away is a claim of lien.

I'm suprised to see this written as "news" too, it's long been common knowledge around these hills, and there was a time maybe 4 years, 5 years ago when Wayne was almost a solid year behind in recordings. Catching up to only 6 mos is a huge improvement.

I've seen some T/C's charge separately for Gap coverage, and lots of them would attempt to convince you that coverage is "automatically included" in the policy but REFUSE to issue a Gap Letter, per their atty's advise. Well, per Lender's atty - borrower can borrow someone else's money in that case. Lender's don't close w/ a policy, they close on committments.

I never could understand how a T/C could insure a Wayne Co transaction, but what are their choices? I'm not familiar with their governing laws, but I have to imagine their hands are pretty much tied; it would seem an easy segue into 'red-lining' accusations.

What a flippin nightmare, and Julie - how true, some of the rudest folks on the planet. I'm always looking for the underlying "why", and I don't get it. Are there NO other counties operating similarly in another state?? And I'm hardly tossing stones very far - I live in Wayne County.

Why would a back log of recordings effect whether or not you do closings for property in that county? I could see not doing walk through recordings, but I don't understand not doing the closings. The mortgages still fund if your thinking is delay in our payment.

I'm not saying they're bad, but the last Wayne County employee of the month got the award for actually knowing how to spell "Wayne County."
