A little knowledge can be a dangerous thing.
Was called for a last minute e-mail signing yesterday Dox arrived as promised and bwrs were ok with being tacked on to the end of a busy evening. Arrived at their home and was told that a notary had been there the previous night for they signing. Dox had been delivered to bwr a few days early and was for a re-fi of an out of state vacation home. Cash back was about $100K and bwrs were fine with loan terms. . They told me that notary had called off signing on her own volition when she noticed that there was no RTC in pkg. She left and took partially signed pkg with her. I do not know name of notary. I know that Paul has cited chapter and verse here and on other boards that a RTC is only needed for bwrs primary residence. Some lenders give a RTC for 2nd homes, but that is , of course, optional. Even if an RTC had been required in this case, it was clearly the lender's problem and not that of the notary. Worst case would be for the lender to send bwr two copies each of RTC and start RTC clock ticking upon receipt by bwr of the copies. Who ever this NP is, I hope that she does not try to call down the wrath of heaven on the SS for not paying her a full fee for the "signing"

I agree, this is no reason for a notary to call off the signing. The RTC (if needed) can always be sent to the borrower at a later date. I rarely see rtc's in packages were the home is not the primary, but I have seen a couple.

Ah yes...another notary policeman.
Two days ago I did a signing for a tc. The ladies in the office are reviewing my "fax backs" this morning and called me in a panic for the RTC.
--You didn't fax it back!!
No. There is not one.
--Yes, there is! We also need the blah, blah, blah.
No. There is no RTC in this package b/c it is on an investment property. There's no blah, blah, blah either.
--Oh. Okay. -------------------------
Now, here's the other problem. When I went the 2nd time, after I returned I realized there's 16 pages (atty docs) left off from the first time out. Since I had to request the 2nd hud be corrected (name issue cause for resign) and sent to me FOUR times b/c they sent the WRONG hud three more times, this is getting so crazy...I just talked to them yet again about the faxbacks.

I have a special name for this.
I have several notaries like this in my area and I affectionately call them... The Moneymakers!
I made SO MUCH just by correcting mistakes last year, I was thinking about creating a little section for it in my website.
Something like "Rapid Document Correction"... j/k

LOL oh I will have to remember that one. There is one notary in my area that I have felt like calling and saying "hey! thanks for all the work!"
