Blue Sky Closings - a non-payment story

I haven't been paid for May and June closings (5 total). Actually, have never received one cent from them. I am going to do a search here, but has anyone else worked for them? They are out of Tampa.

I thought it was kind of funny that upon closing the fourth loan with them, Levi sends me the following e-mail, in response to my asking for a return trip fee to get the wife to sign the E&O form (later I realized that it was my fault leaving her off as her name was not typed on it, but it was noted on the closing instructions from the title company):

The title company will never go for that because it is checked off on the first page of the file that I attached again to this email on line 4 what the spouse needs to sign. In addition to that, the title company was kind of mad because this is the 3rd closing that I have sent to you with this title company that you didn’t have the spouse sign the E&O. All the closings by this title company in Florida are through Chase and Chase ALWAYS requires the E&O to be signed by the spouse, so please let your closers know this because I am sure if this happens a 4th time they will ask me to stop using you. Typically they write it off as the closers not reading the instructions from them, but this time they were upset because of it happening to every closing but one done with your company. Don’t worry, they didn’t ask us to stop using you, but I would make sure it doesn’t happen again.

This was my response:

Please understand that you send me about 4 pages of instruction and the lender has a couple of pages (at least this one does—others have as many as 24 pages) of instructions. So, with that said, I would have presumed that throughout those pages you would have had this particular, important piece of information duplicated somewhere.

But as a final safeguard, why didn’t you tell me the first time it happened, and it would not have happened two more times??? We need to work together as a team! You have your issues juggling closings and notaries you don’t know, but I also have issues with signing agencies that give so much information/instruction that it is hard to keep up with what every signing agency wants done. I have much less issues with title companies and I believe that that is part of the reason why.

Please make this an important part of YOUR instructions as NOT ALL lenders/title companies want this type of document signed by the non-borrowing spouse unless they specifically put their name on there. I work with various lenders and title companies and since there are differences in how they want things completed, anything you can do to help me would be appreciated.

So, do I not get paid as punishment?

Sorry so long.....just wanted to make sure everyone was leery of this one. I'm going to the title company/lender, next.

Ihave worked with this company and there are ALOT of closing instructions. I have worked with Luxus and Levi for some time and they used to pay right on time and the last closing that I did for them I did have to make several calls to collect, but the check finally came. Keep trying and they should pay. Good Luck.

To err is human. For the SS not to tell you, especially as they have had feedback from the lender regarding the problem, is wrong. I would definitely not do any more work for this company until they pay you for your previous work.

I did a lot of closings for them in the past. They were good pay and great to work with up to about 3 months ago. When they owed me 4 closings, I stopped working for them.
Misty, you work in the same area I do. They probably got you after I refused doing any more work until paid. I have not gotten paid for closings done in April and May of this year.
I called them, e-mailed them and nothing, NADA!
