Questions
Hi All,
I am trying to figure out a few things. If you are signing a set of loan docs and you see the witness line on the Deed of Trust or Mortgage, should you sign as a witness? Also what does it mean when only one borrower is named on the Deed of Trust and ther are two borrowers on the note and all other documents? Also what is a homestead and what does this mean for a non-borrowering spouse? Which docs does that affect?
Any help is greatly appreciated. Thanks.

2006 State Witness Requirements (as determined by PROPERTY LOCATION) -------------------------------------------------------------------- CT - 2 witnesses, one can be the notary FL - 2 witnesses, one can be the notary - DEEDS ONLY GA - 2 witnesses, one MUST be the notary LA - 2 witnesses, CANNOT be the notary SC - 2 witnesses, one can be the notary
NOTES: 1) FL - Mortgages DO NOT require witnesses, DEEDS (QuitClaim, Warranty, etc.) do. 2) Lenders may require witnesses, even though there is no state requirement.

I know that Cali - I was just pointing it out to him/her Guess newbies don't realize how many times those questions are asked in here, worded the same way. Must think we were born yesterday.
I have no problem helping members with questions, but not when it is so obviously a test they want the answers to.

You're full of it. These are SS questions, and if you can't find the answers on your own, then you're not ready to work for the company that's asking you these questions. We see these same questions posted word for word about once a week, so spare us the false indignation.

It is hard to believe that a Licensed Title Producer
Cannot answer such a basic TEST question. You do know that you have to be a Licensed Title Producer to close loans in MD?????

Having your Title producers License has absolutly noting with signing documents. When you take the classes and the test it has to do with title documents and mortgage insurance. Not what and where to sign on the documents.

If she could pass the Title Producers testing procedures, she SHOULD be able to pass a basic signing service test without trying to get the board to answer the questions for her. Kapish:-)

Give me a break. We've all taken a few signing service tests, we know exactly what is asked and how it is asked.

So if this is an issue that you recently just happened to stumble across why don't you give us the circumstances? I can see asking what a homestead is, but what about the situation made you wonder what it meant for a non borrowing spouse? And why did you assume that it affected any of the docs? And since you're not the one drawing up the docs, why do you care what docs it affects? All we have to do is sign what we're sent.
You're not only a cheater, you're a liar. And not a very good one at that.

Finally, an answer and a note to Brenda, Cali, et alius.
I see that your wittness question was answered, but not so the homesteading. Instead of pickin' on ya, I thought a little help might be in order.
Homesteading requires that the property be improved. Specifically domestic and farm water must be obtained and the property must be enclosed with barbed wire within a year from homestead deed. If these improvements are not made the land dreverts to the government agency granting the homestead. For the non-borrowing spouse (usually a non-working spouse) this can mean many hours of grueling manual labor.
Note to senior members of board...
Quit bein' so grumpy. Not nice to call someone a liar and a cheat. He asked a question, give him an answer. See above. Mission accomplished. Lighten up, have some fun.

No, it's not nice to BE a liar and a cheat. Why is it that the behavior is ok with you, but our identifying the behavior is wrong?
Mission accomplished? The mission of the test was to determine whether this person has sufficient knowledge to do this job. The mission of the signing service is to weed out the unqualified signing agents from the qualified signing agents.
If we just hand these answers over to anyone who asks for it we're certainly not doing the signing service any favors, nor are we doing the borrowers any favors, nor are we doing the industry any favors. The only one who benefits is the unqualified signing agent and the person who gets to pat himself on the back for being "helpful".
Sorry, but I'm more concerned about the industry as a whole than I am about a single person who will most likely go out, screw up a few loans, then move on to the next get rich quick opportunity.

I agree, cheaters should be boiled in oil.
But there's more than one way to skin a cat, or a cheater.
If you had read my answer you would have noted (I hope) that there's a lot more BS there than info... it was dripping with sarcasm, I thought.
It was meant as a joke, not a solution, but in fact had our new friend copied and pasted it his knowledge of the business would be made abundantly clear.
Why let the cheaters have all the fun?

Do you have proof this person is cheating? Unless you have 100% proof they cheated, you're 100% wrong! I dont care what their question sounds like or reads like. I could accuse you of some pretty heinous $#!@, but if I never saw you do it then I cant be sure you did. I need evidence proving you did or didnt. Give me a break JJ, this isn't a court of law. Evidence is not required for me to be allowed to post my opinion. And besides, I am 100% sure he was asking test questions. Nobody comes up with questions like that off the top of their head, and one of those questions has been posted on this board verbatim MANY times.
I seem to remember a recent post by you whining about all the name calling that's done on this board. Could you be a bigger hypocrite? It's either ok to do or it's not, pick one and stick to it.
And I don't think I'm going to lose any work because I call you JJ or call an obvious cheat and liar a cheat and liar. Why you think that has anything to do with my ability to get docs signed correctly is beyond me.
And FWIW, the companies that use me regularly LOVE me, and I've already make $5,000 this month so neener neener neener. So suck it JJ.

2) People who do not like cheaters.
3) People who say we must be kind to cheaters.
4) People who disagree that we must be kind to cheaters.
5) People who cheat.

8) Anyone who has a profile.
