help - first purchase tonight

I am doing my first purchase tonight. Got a call at 7:00 if I could do a 1st mortgage asap notary got in accident. I said ok. Waiting for docs foreever...it turns out that I get four emails with docs but no mortgage, note etc. included. I first was trying to call signing agency to renegotiate price because it was a first and second and of course no answer... Then called title company when I realized no mortgage and she said she would email to me...20 minutes later still waiting for mortgage... She said no deed is included they are doing that separately is that normal? sorry for any misspellings just typing in a rush...TIA

Is this a split? Will you be signing the buyer(s) and the seller(s) or just the buyer(s)?

If you are signing both parties, than no, it is not normal to not have a Deed.
