need help completing a New York
mortgage. having never notarized one, I question what goes in the blank, as follows.... John A Doe and Mary M Doe, personally known to me on the basis of satisfactory evidence to be the individual(s) whose name(s) is/are subscribed to the within instrument and acknowledged to me that (they) executed the same in ___________capacity(ies), and that by (their) signature(s) on the instrument etc etc etc....

Was that really necessary? The out-of-state poster had a fair question and wanted to have some confirmation that his/her/their notion was correct.
If the text was printed as PA_Notary says it was, whoever created the document did a poor job.
But if you need to make those little comments to feel good about yourself, so be it.

Did I read in New York rules that you have to use a certain kind of ack in NY for land transactions, or did I dream that up? I have seen this somewhere, haven't I???

I have done over 1,500 closings but no 'land contracts.' Not aware of any different requirements for them. Can't help you, sorry.
Maybe Tierney knows about it.

Hmmmm...I've logged well over 4,000 mortgage closings of all kinds, but not a one on a NY mortgage doc....odd thing also is that it's only 6 pages long. Since I'm unfamiliar with the form (and could have guessed at the proper completion), I decided to query one of the more knowledgeable NY Notaries on the subject. Sure sorry to have gotten your BVDs in a bunch. If you ever need help with a PA doc, be sure to ask me.....now you have a 'nice' day...
