DCI - Document Closers

I accepted a signing from DCI for tomorrow night. After accepting I saw all of the bad feedback about them and I'm not sure what to do. I haven't been able to contact the borrower yet to confirm. I think I should probably cancel with them if I'm not going to get paid. Should I tell them I'm cancelling because they have a bad rep? Has anybody had any recent experience with them g/b/u?

I've worked with them since the split [from Jessup]. I have always (knock on wood) gotten paid by them. Their packages are most often late/last minute or the appointment postpones. They have stated directly to me not to set their appointment in stone for this reason. If something else comes up, schedule that & bump their's. I don't usually operate that way, but there are 2 companies that I do that with, DCI is one.

Their payment schedule is 45 days. For ease, I use their job number as my invoice number, if I have to invoice them. I've only had to do that twice. The online form is easy to use & acts as the invoice. Remember to fax the HUD over after the signing is completed.

Thanks. I've been lucky so far and have yet to be stiffed by anybody. I'll give them a try and hopefully it turns out well. If not, it will be a lesson well learned.

When extending credit to a new company

I will give them a chance. Not just by receiving & signing the docs, but by waiting for payment history to develop. Beware of a company that requests multiple signings in a flurry, before paying for the first one.

I've done a lot of business with them. Never any payment issues. Only problem is one particular title company they do business for (which is most of their business),almost always cancels or postpones at the last minute. Never compensation for those. I was told the TC schedules three times as many as they can do in one day, then just postpones those that they can't get to. I've been turning down the ones with that TC or scheduling it for 8-11 at night so I won't lose other signings. If I have vacancies in the day and I have docs in hand, I will move them up to an earlier time. DCI is okay with this, but it makes it tough on the borrowers.

when I call to confirm these (especially) I always make sure to tell the borrowers that I'm expecting the documents to come electronically & that I will call them once I've received the docs to firm up an appointment time. This generally works well, as long as you communicate status with the borrower. If docs are really late, it also helps speed things up to ask the borrower to call their LO regarding doc status...lights a fire under rumps

Unfortunately, with this company, they don't cancel or postpone until AFTER the appointment time has arrived. The l.o. can't help, because all of the other loans that the TC is processing is in the same situation. You have to be careful with the borrowers because if you tell them that the company has a reputation for doing this, they might cancel the loan. I just usually tell them that the documents might not be ready until 7:00 pm and there is drive time involved so I have to schedule later that night, but if I get them earlier, I will come sooner if it is convenient with them. The company I was talking about will reschedule the same loan two, three or even four times for one borrower. I always have them talk with their loan officer if there are questions.

I do hope that they pay extremely well and fast, for one to reschedule 2,3,4 times with one borrower. That seems to be more trouble then it's worth

I'm not a proponent of the "notary cannot contact the borrower" theory - but in this circumstance it might be a good idea - let the TC/Lender/LO contact the borrower to keep postponing and take responsibility for the delay - may give them more incentive to stay on schedule.

I don't tell them that there's a reputation

I just let them know (with ALL edoc loans) that I can't set a firm appointment time until I have documents. I have a cut-off of 2 hrs before the appointment for documents to be received. If I still don't have docs 1 hr before, I let the bwr know that I still don't have docs. From the get-go, the borrowers know that the appointment time must be flexible a bit.

I do keep in contact with them as the "originally scheduled" appointment time gets closer to firm up the time. Hey, sometimes I am on schedule because docs actually arrive when they're supposed to. Quite a bit of times, I get the docs *at* the scheduled appointment time and can call the borrowers then to let them know I just received docs & it will take me XX to print & XX to drive. Then, we'll firm up the actual time. Then, there are the times when the appt cancels or postpones becasue docs can't get ready when they should. At least I do communicate with the borrower & let them know what I know when I know it.
