FL Witness Requirements

Can someone tell me if a Florida Quit Claim Deed requires 2 witneses total, or 2 witnesses per signer, if the parties are signing it separately? I would think it would be 2 witnesses per signer, but maybe I am incorrect. I received a package today from a FL notary and I will be meeting with the second party on Monday. On the QC Deed, the first notary, who met with the first party, had one witness sign, but left the second witness line blank. Wasn't she supposed to sign the second witness line? My thoughts are that there should be 4 witness lines, 2 for each signer. The 2 witness lines are directly to the left of the 2 signature lines, so if I sign that second empty witness line, it will appear that I am witnessing BOTH parties, which of course I will not be. I will call title on Monday AM, but for my own information, I wondered if any FL notaries might know the answer to this. Thanks in advance!

If the signers are signing separately there should be two witnesses per signer.
When you sign as a witness you can add "witness to Name of Signer signature only.

Thanks Sylvia. So I could add 2 witness lines, sign it as witness and get another witness to sign for the second party here, including "witness to (my signer's name) only", as you suggested. But that still leaves us one witness short for the first signer in Florida. That means that the QC Deed will probably have to be re-drawn and then sent back to Florida for the first signer to re-sign and be properly witnessed by 2 witnesses. I'm sure the title company is going to love this...;-)

Re: FL Witness Requirements...

I guess I can do what you suggested and then it can go back to the FL notary to sign as a witness where she left the line blank, since she did witness the first signer sign it. Or would that be legal, since it is after-the-fact? So possibly a re-draw won't be necessary...

Not your problem! Just add your witnesses and send the docs on their way.
