Prince Georges Maryland Finance Affidavits

Anyone in Maryland get an e-mail from Land America about the PG affidavits? Seems they now want the signing agent to make sure both the finance affidavit and the certification of principal residence are in the loan package. According to their e-mail you are to provide the affidavits if they forget to include them. Clever way to try and make the signer responsible to go back and fix their( Land America) mistake for free. Seems like that would be a UPL situation for a signer to decide to include those documents in a package.

They sent me the email, luckily I only cover counties on the eastern shore but I would not, for one second, let them make me accountable for that. This is their problem just like they are suppose to make sure that you have a refinance aff in the package too.

I got that one and the one for DC, I cover Harford county do they actually think that I am going to be doing closings in PG county and DC??

I used to include them all the time volenteerly before until a year ago. Then I realized it is an extra work and besides no one seemed to appreciated it. I stopped it. For the last 3 months, I have been getting a lots of these Finance Aff. for Prince Georges and montgomey counties 5-10 mile one page for $50 flat fee from LandAM out of MINN. Very easy job and at my descretion (2-7 days time span) to do the job. All counties in MD require Homeowner and Finance Aff. That's my take on this.

They require a refinance aff if that is what they are doing. After 10 years of doing this on the eastern shore counties we don't use homeowner/financing affs like PG county or DC does.
I have never recorded a deed of trust here with a finance aff, that is a no brainer.
