Question for TN NSAs / SueW/TN
I did a purchase for a TN property last Friday and the TC indicated that the Grantees would need to sign and initial page one of the Warranty Deed. Is this common practice in TN? I've never seen a Deed that required the Grantees to sign. I work with a direct investor that is purchasing many properties in TN, CO and NC and they tell me they have 20 more properties to purchase in TN. I'd like to know why this is done in TN.

Not standard practice in TN
I have conducted many purchase/sale closings in TN, and having the Grantees sign and initial page one of the Warranty Deed would be a very unusual circumstance. The only thing I can think of is that perhaps that TC had a fraudulent-activity occurrence where the first page of the Warranty Deed was switched after the Grantor(s) signed the document. The first page would normally contain the description of the property being sold. By having the Grantees sign and initial the first page, the TC is making sure the pages can't be switched later.

I thought it was very strange too. The grantees swore that the purchase price was what it was, I notarized and the borrowers initialed the legal description. The problem was that there was barely enough room to use all my stamps to make the jurat compliant for FL. The TC will probably think I'm stamp happy.

Hi Becca, Sharon is spot on!
I would consider this a rare situation but as Sharon stated, this could be a TC only requirement resulting from a bad experience in the past. Thanks for bringing it out though, I'll be a wiser SA if it happens here on the home ground.

It IS fairly common here in FL (at least with the local title companies I've been working with) to have the grantees initial the first page of the Warranty Deed to ensure that their names are spelled correctly as they want it on title, and that their mailing address is correct so they can receive a copy of the recorded deed.
Having the grantees sign the first page, is a new one for me.
