Question for WI NSA's
I have my 1st truck stop signing tonight -- WI property. Is there anything I need to be aware of as far as recording laws for WI? (ink color, witnesses, state-specific documents, etc?) TIA

To my knowledge, None of the counties have an ink color requirement. The only times I have seen that is a TC or Lender requirement. WI is a dowager state (marital law) but if there is a spouse, that should also be covered by the TC or lender and have arrangements made for the spouse to sign. Since I do not do signings in other states and can't compare I can't comment further on that! As far as I know it should be a standard Loan packet.

Thanks!! I did search a bit here
& saw posts regarding loose certs (black ink & must be standard size, or risk rejection). Just wanted to be aware of any recording issues/caveats there.

wisconsin is a Black or red ink state......however signatures only may be in blue......if they sign in blue and there is a date there the date must be in black......if the date is done in blue it may be rejected [register of deeds call]....this is not a statute but a requirement of the "Register of Deeds" Association......they want acks and jurats to be in black.........

I actually had one tonight where the mortgage only was in black ink and the rest was in blue. They stressed this in 72pt bold font. Sorry if I wasn't clearer. 4 loans from 4:30 - 10 and about 150 miles. One snow white out on the interstate.
