quick question

this is my first signing...the borrowers copy, I don't leave that with them correct?

There should be two sets of docs, one for you to return to the Title Company or lender and one is left for the borrower. Without the package the borrower has nothing to review to decide if they want to keep the loan or cancel the loan.

Borrower's copy: Leave it UNLESS ...

... the borrower doesn't sign. If the borrower does not sign and they want to keep their copy, call your contact at the lender to ask whether to leave the borrower's copy.

There are other threads about keeping control of the borrower's copy. Never give it to the borrower at the beginning of the signing! That way you won't have to ask for it back if the signing goes sour.
