Last Minute Signing Opinions?
I'd like to know what others think of last minute signings. You get a call around 6:00 - 7:00 from an SS who asks if you can do an e-doc signing this very night. In my opinion that is asking for trouble, after all, barring an unforeseen accident to the other signing agent, why would they wait for the last minute? I turned down First Choice and Nations Direct tonight, of course that probably says a lot right there. I just don't want the hassle of printing docs on a rush basis, then rushing to the signing, etc. If it's a regular customer of mine that would be a different story, then I would try to accomodate them.

I quoted three SSs $25 OVER my regular fee for LMS tonight. Not one called me back. I'm glad. I had other issues to deal with and met my monthly quota by Monday this week. One was with a Co. I have worked with for two years. They're all look'in for a bargin and I'm tired after yesterday. I'm moving next week and don't need the hassel right now. If it needs to be done and I can do it, pay me.

I stop doing last minute signings about 2 years ago after constant late docs over and over again. I also do not do last minute EOM signings. Nightmare after nightmare, late late nights. All my signings are scheduled on previous prior days. When they call, I just quote a high fee and they do not cal back. My family life is very important to me and no amount of money is worth my life or time with my family. I have gone out in the pouring rain, stuck on bridge for 2 hours because of 20 car pileup, gone into high crime neighborhoods late at night with no house numbers or lighting. Was witness to drug deals, etc. I was even mugged and robbed. Now I carry a gun in my purse and one in the side pocket of the drive door. None of this is worth my life. In my experience with high crime areas, this is not the case in the daytime, only after dark. Soon I will have built up my inspection business to fulltime and I won't have to do this anymore, but until then I will continue to do it part-time

if by any chance the lenders first choice signing was in Palo Alto, I can explain it, I had the signing scheduled in daly city and when borower finally got in touch with me it turned out she was in Palo Alto and I could not go, had to send it back after printing out all the documents so they may have made a last minute call to you. This is a possible explaination

Interesting, they wanted me to go to Daly City. I told them no, I was just finishing an appointment and I did'nt want the hassle of e docs, etc.

I would say 7 out of 10 last minute signings (3-4 hours between call and appointment) are screwed up.. Late docs, HUD changes a few times, borrower is not happy with package.
You name it it will go wrong with a last minute deal.
EOM day appointments are set the night before and thats it.. No more last minute deals on the EOM for me. Works well for me schedule is set, docs are on time (most of the time) and I'm done by 8-9pm.

That's not always the case. For some reason my 4 signings were all for early in the day, I was done by 4:00. Thought I would just kick back at home and relaz but ended up getting calls for 2 more jobs - one from a company that always uses me, one from a new company. Neither had a problem with my fees, both signings went as smooth as could be, ended up with an extra $280 in my pocket.

I too don't mind those last minute rushes from mostly my regulars. However, last night at 7:15 Vital Signings called for an edoc appt at 9 -- 30 miles away. I'm not interested in doing loans for Vital -- too cheap. So I quoted him $400. I guess he's still trying to get that approved

Get this!
I will happily do them for my regular, good fee and prompt-paying companies and don't usually charge a premium unless it's extra far or extra highway tolls.
Yesterday one of the low [but prompt-] paying companies called me and asked me to do an 11:00pm signing in THE SOUTH BRONX, of all places.
At first they wanted one notary to make 2 stops during the day or early evening but nobody wanted to do that. Then the scheduler had the brilliant one-stop at 11:00pm idea because that was the only time the 2 borrowers would be together
I told them not for a million because I wouldn't live to spend it.
NUTS!
