NEW TO THE GROUP
YOU ALL SOUND LIKE A GREAT BUNCH OF PEOPLE... LOOKING FORWARD TO TALKING TO YOU AND SHARING . I'AM A NEW SIGNING AGENT , JUST STARTING OUT . HAD MY FRIST SIGNING LAST NIGHT. THE LOAN CO . NEEDED MY HELP! FORGOT THE SIGNERS MIDDLE INITIAL ON ALL THE DOCS - INSTRUCTIONS SAID NO NEED TO HAVE THEM SIGN RIGHT TO CANCEL . IT, WAS SO FUN.. BAPTIZED BY FIRE ... HAD SOME DOC FOR CORP. OFFICER OF COMPANY TO SIGN, FROM THE LOAN COMPANY. TOO BAD HE COULDN'T COME.. HEE HEE IT WENT ON AND ON. BUT , THAT'S HOW YOU LEARN I GUESS. ANYONE ELSE HAVE THESE PROBLEMS?

Welcome to the board. First of all please don't use all caps. Second we have all made mistakes and always have the borrower sign the bottom of the RTC. Also read message 33325 it should help you out quite a bit.

Slight correction -
Washington Mutual only wants initials on the RTC and Citi Bank that I have gotten lately, has started not having anything done to RTC (however, I always ask borrowers to initial bottom to prove that they were aware of it -- cya!!!)

Man! That is shocking that a lender or whomever would instruct an SA to not have the borrower sign or initial the RTC! That is a gov't regulated item. Gov't law says they have the right to three days. If there is no signature or initialling of receipt of copies there is no acknowledgement that they saw it or got copies. Generally, they are signing that they got copies. I could see this creating an gov't investigation in the future. Be sure to cover your back, I would call the NNA hotline and ask about them suggesting to not have borrower acknowledge RTC in any way!

Citibank HELOC I did the other day had RTC that the borrower didn't sign and then a doc "Notice of Right NOT to Cancel" that the BO was supposed to sign send back after 3 days (not my problem although I pointed it out to them as a to-do). I guess maybe they couldn't draw on their credit line until the 3 days had passed???

NNA - I would not call them for any information ...
I wanted stated accurately. They are a retail/sales organization IMHO who caters to notaries' needs for gear. They teach notaries how notarize, supposedly.
They cannot be expected to tell you much about law or signings procedure because of UPL. They are no more prepared IMHO to answer questions about notarial LAW than a sporting goods store is an authority on OFFICIAL rules of baseball. My opinion only...not stated as fact!

You're Correct!
I did my first signing last month. When I received the documents I telephoned the NNA and spoke to a guy who was very "helpful". He answered all my questions. I completed the papers just as he instructed. The next morning I returned the papers to the signing company. The next day, they telephoned me for "corrections".
Now if I need anything answered, I read the different notary board and ask questions there!
