Opinions Please- confirmation Question

I am second guessing myself here. Your input means a lot so please tell me what you think. Here is the situation. I took on a purchase closing for this afternoon. I have done several of them in this same town for the same company (different realtors) in the past month. I have not been paid for any of them yet but it hasnt been 30 days so I am not worried yet. When I received the confirmation for the closing today I noticed the fee we had agreed upon was missing. I called the person back and asked them to send another confirmation because of the missing fee. What I was sent was a piece of paper that reads $175.00 fee ok per (name of person). My question is this, should I accept that as the fee confirmation and staple it to the original confirmation or should I call yet again and ask that the confirmation be redone. This is a new account for me and so far I really enjoy working with them. They have sent me a lot of assignments so far and I know this company is very busy, but this town I am going to is 1 1/2 hours away and I dont want to go without a proper confirm. What do you think? Thanks in advance for your comments.

I should mention that the fee confirm that I was sent was via email and it does say reFrownname of town, confirmation) in the subject line along with the date. I am thinking this is acceptable as the dates and other info from original email confirmation match.

First question I have-did you agree to getting paid in 30 days? If not I would suggest you get the fees they already owe you before you do anymore work for them. Confirmations should have assignment date, place of signing and your fee.

Some businesses do not always send a confirmation, but I always keep copies of emails and BWR information just in case there are any problems. Always keep the shippers copy attached to your paperwork also.

I would suggest to everyone to Not accept to many jobs from someone you just start working with-explain to them you cannot carry any account over 14 or 30 days. If you have to go to collections you will lose money.

It sound like you already know the answer to your own question. Call them and just explain you need a proper confirmation for your records (Fee-Time-Place-Client name)

Hope this helps.

Thanks Ted I appreciate it. Yes I thought I had answered my own question but I was second guessing myself. I guess I am just paranoid because of all the companies that dont pay. I find myself checking every confirmation and asking myself "will this stand up if I have to go to collections. I have never had a company not pay me (knocking on wood here) but after reading so many posts from others having problems I am a little gun shy working with new companies. Thanks again, Have a great day.

No Doubt about it, Payment is very important to be crystal clear about Your terms for payment.
I am paranoid about documentation of EVERY assignment I take (just in case)

Recommend you contact the companies owing $$ because it's EOM and you need to close your books and need your payment before the 28th simple as that. I just don't like "chasing" folks for $$. It's a waste of time when we should be out there Signing.

Best to you.

You said this was a Purchase closing. There is no RTC with those & funds disburse immediately. You might want to talk to them about their payment policies in general. This is NOT an unreasonable discussion to have with them.

Thank you Ted and Lee. I am going to speak with them this afternoon when I call to give status. I appreciate both of your insights.

Is your fee the going rate for your area? It's seems low considering your travelling 1 1/2 hrs. and this is a purchase closing. All parties involved in a purchase should be paid within ten (10) business maxium. JMHO

Hi Regal, Yes it is a low rate by most standsards, but for this area it is not. I have a quite a few others here who are $50.00 closers so I have to be really careful when it comes to rates down here. I got tired of losing out because I charged to much compared to what others are charging. It really stinks to have to compete with other notaries who dont know their own worth but business is business and if you are going to succeed, you must be competitive. Just another reason to organize!!!

Look at the HUD. Your service and fee should be there.

Poll question ...

Very rarely is the NSA actually listed, by name, on the HUD. (At least in my experience.)

POLL:

What percentage of all the signings you have completed, included your name (or your company name) on the HUD? (Please limit responses to NSA's acting as independent contractors hired by SS, title or lenders.)

A. Less than 1%
B. 1% to 10%
C. Over 10%

My answer: A. Less than 1%
