Question about signing deed at purchase closing!
I have a purchase closing this afternoon in Kentucky. There is a deed to be signed by both the seller and the buyers.
Question: Am I supposed to give a signed and notorized copy of the deed to both the seller and buyers, or just a COPY of the signed and notorized deed, or simply a copy of the deed unsigned and un-notorized?

Hello, I have done a lot of purchase closings here in KY and I give an unsigned copy of the DOT to the seller and another unsigned copy to the buyer. The only one that needs to be signed and notorized is the original that must be recorded. Good Luck.

Hopefully you mean Quit Claim or Warranty Deed?

I think what Shane was saying was it should be a copy of the Quit Claim or Warranty deed. The DOT is the mortgage. Anyway, I give all the buyers and sellers an unsigned copy of the deed as well. Your correct that it is redundant until it gets recorded. Cheers.

In a case of a purchase closing, the original copy of the deed is recorded. The buyer and seller retain a copy of this for their records but the important part is the original copy that must be recorded. Any copy that a buyer or seller may have in their possession will not replace the original for the recorded copy is the legal copy. So to speak. If a dispute arose, they would contact the county recorder for the original to resolve it. Right? Wrong?

An unstamped deed copy isn't worth the paper it's written on. It's the county recording stamp (typically in the upper right hand corner) that show who recorded it, and where, that makes the copies important.
Many title offices will send the recorded deed to the grantee and possibly a copy of the deed to the grantor, depending on circumstances.
Also, a lot of counties will "publish" the deed on a web site, or at least the information (book and page). Check your local county public records online.
